By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Stephanie Mansfield and Bryan F. Mansfield to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Financial, Inc., its successors and assigns, dated November 24, 2010 and recorded in Bristol County (Northern District) Registry of Deeds in Book 19153, Page 211 (the “Mortgage”), as affected by a Loan Modification Agreement dated April 23, 2021, and recorded at said Registry of Deeds in Book 27120, Page 319, and further affected by an Order dated August 4, 2022, and recorded at said Registry of Deeds in Book 28658, Page 90 of which mortgage MCLP Asset Company, Inc. is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Financial, Inc., its successors and assigns to Federal National Mortgage Association dated December 22, 2014 and recorded at said Registry of Deeds in Book 22526, Page 35, and Assignment from Federal National Mortgage Association to U.S. Bank Trust, N.A., as trustee for LFS9 Master Participation Trust dated December 13, 2016 and recorded at said Registry of Deeds in Book 23484, Page 307, and Assignment from U.S. Bank Trust, N.A., as trustee for LFS9 Master Participation Trust to J.P. Morgan Mortgage Acquisition Corp. dated September 25, 2017 and recorded at said Registry of Deeds in Book 24657, Page 198, and Assignment from J.P. Morgan Mortgage Acquisition Corporation to U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT dated August 7, 2018 and recorded at said Registry of Deeds in Book 24799, Page 81, and Assignment from U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT to Goldman Sachs Mortgage Company dated July 11, 2025 and recorded at said Registry of Deeds in Book 29507, Page 216, and Assignment from Goldman Sachs Mortgage Company to MCLP Asset Company, Inc. dated August 25, 2025 and recorded at said Registry of Deeds in Book 29507, Page 218, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 36 Katie Drive, Raynham, MA 02767 will be sold at a Public Auction at 1:00 PM on May 8, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon now known and numbered as 36 Katie Drive, Raynham, Bristol North County, Commonwealth of Massachusetts. Said premises are shown as Lot number 1 on a plan entitled "Orchard Park Definitive Subdivision of Land in Raynham, MA", dated May 10, 1994 drawn by Hayward-Boynton & Williams Inc., Land Surveyors, Civil Engineers recorded in Bristol North County Registry of Deeds in Plan Book 342, page 39.
Said premises containing 34,774 square feet according to said plan.
Said premises are conveyed subject to and with the benefit of easements, reservations, restrictions and rights of way of record to the extent said benefits and encumbrances are now in force and applicable.
For mortgagor’s title see deed recorded with the Bristol County (Northern District) Registry of Deeds in Book 17008, Page 251.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
