NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 12/28/2006, A.C. WATKINS AND SHERLENE THERMAN WATKINS executed a promissory note payable to the order of NEW CENTURY MORTGAGE CORPORATION AS LENDER.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 12/28/2006, executed by A.C. WATKINS AND SHERLENE THERMAN WATKINS and being recorded on 02/12/2007 in Book 6642, Page 721 as Document No. 1072570 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to H. FARISS CRISLER, III, Trustee and to NEW CENTURY MORTGAGE CORPORATION AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, as Beneficiary, the hereinafter described property; and
WHEREAS, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (MERS), AS NOMINEE FOR NEW CENTURY MORTGAGE CORPORATION assigned said Deed of Trust to DEUTSCHE BANK NATIONAL TRUST COMPANY, as trustee for the registered holders of MORGAN STANLEY ABS CAPITAL I INC. TRUST 2007-NC3 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-NC3 via an instrument filed of record on December 5, 2011 as Document No. 1326764, in Book 7125, and at Page 9797 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR THE REGISTERED HOLDERS OF MORGAN STANLEY ABS CAPITAL I INC. TRUST 2007-NC3 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-NC3 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 03/03/2026 and recorded on 04/01/2026 as Document No. 1941238 in Book 7332, Page 1291 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 05/08/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the At North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:
LOT 44, WINDSOR FOREST SUBDIVISION, PART 2, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, IN PLAT BOOK 24 AT PAGE 9 THEREOF, REFERENCE TO WHICH MAP OR PLAT IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
More commonly known as: 1333 CANTERBURY LANE, JACKSON, MS 39212
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee’s sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers.
