on Wednesday, May 13, 2026, at 7:00 p.m.Case #: 1943 to consider the petition of Jeff Zilberman/BBRZ, Inc.Applicant seeks special permit and variances relative to the septic system location on a proposed two-unit residential duplex structure. These are as follows:
1. Finding that the proposal is not substantially more detrimental to the neighborhood than the existing non-conforming structure per M.G.L.40 A Sec 6 and the Town of Sharon Zoning Bylaw Sec. 5.2.
2. Finding that the proposal does not increase the degree of non-conformity per Sharon Zoning Bylaw Sec. 5.5.
3. Finding that the proposed construction qualifies for a Special Permit pursuant to Town of Sharon Zoning Bylaw Sec. 10.3.2.
4. Finding that the proposed construction complies with Town of Sharon Zoning Bylaw Sec. 10.6.12
5. Finding that the proposed construction complies with Town of Sharon Zoning Bylaw Sec. 4.3.3.
6. Finding that the proposed construction complies with Town of Sharon Zoning Bylaw Sec. 8.5.
7. A finding that the proposed construction complies with Mass. General Law Ch. 40A, Section 6.
8. Applicants also request the granting of such other Special Permits, Variances, Findings, or any other relief which the Zoning Board determines requisite for the proposed structural expansion.
