vs.
Emmanuel Efrain Alvarado; Unknown Heirs and Devisees of Each of the Named Defendants if Deceased; John Does I-V; Jane Does I-V; Black Corporations I-V; White Partnerships I-V; Gray Limited Liability Companies I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 19th day of February, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 28th day of October, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Emmanuel Efrain Alvarado, as follows:
The principal amount of $6,946.22, plus accruing monthly assessments of $268.93 commencing 11/01/2025 through 01/01/2026 and accruing monthly assessments of $286.36 commencing 02/01/2026, along with monthly late fees of $25.00, plus costs taxed and allowed in the amount of $970.42, attorneys’ fees in the amount of $5,360.00, accruing interest on the principal lien balance at a rate of 8.25% per annum and accruing interest on attorneys’ fees and costs at a rate of 8.25% per annum in the amount of $327.00, accruing assessments and late fees, and any additional attorneys’ fees and costs incurred in collection the amounts awarded therein and on 01/16/2026 Plaintiff/Judgment Creditor recovered a judgment in in the Superior Court of the State of Arizona, in Maricopa County, against Defendant/Judgment Debtor for costs taxed and allowed in the amount of $363.51 and attorneys’ fees in the amount of $1,200.00.
THEREFORE, the principal amounts awarded, plus all additional assessments, late charges, attorneys’ fees, and costs that have accrued thereafter as awarded in the terms of the above-referenced judgment totals a current balance of $16,335.30 which is now at the date of this Writ due on such judgment. Additional monthly assessments of $286.36, commencing 03/01/2026, monthly late fees of $25.00 commencing 02/21/2026, plus interest on the principal lien balance at a rate of 8.25% per annum and accruing interest on attorneys’ fees and costs at a rate of 8.25% per annum as well as attorneys’ fees and costs of the Sheriff’s Sale will continue to accrue and be incurred, and are to be added to the current balance as of the date of the Writ and through the date of the Sheriff’s Sale of the Property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 225, of The Renaissance Villas on the Park Condominium, a condominium as created by that certain Declaration of Condominium recorded as Instrument No. 2006-424676 and as amended of record and as shown on the plat of said condominium recorded as Book 812, of Maps, Page 10, in the office of the County Recorder of Maricopa County, Arizona and Affidavit of Correction recorded as Instrument No. 2006-532794.
Together with an undivided interest in and to the common areas, as set forth in said Declaration and Plat.
AKA: 14250 West Wigwam Boulevard #225, Litchfield Park, Arizona 85340.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 14th day of May, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
