NOTICE OF SUBSTITUTE TRUSTEE’S SALE
WHEREAS, Word and Worship Church (“Grantor”) executed a Deed of Trust dated April 21, 2011 to T. Harris Collier, III, as Trustee, for the benefit of Trustmark Bank f/k/a Trustmark National Bank (“Beneficiary”), and said Deed of Trust was recorded on May 13, 2011 at Book 7118, Page 5156 in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District (“Land Records”);
WHEREAS, Grantor executed a Modification of Deed of Trust dated July 17, 2017, extending the maturity date of the April 21, 2011 Deed of Trust, and said Modification of Deed of Trust was recorded on August 25, 2017 at Book 7208, Page 7794 in the Land Records. Collectively, the Deed of Trust and the Modification of Deed of Trust shall be referred to as the “Deed of Trust;”
WHEREAS, the legal holder of the aforesaid Deed of Trust and the indebtedness secured thereby substituted William D. Drinkwater, as Substitute Trustee, in the place and stead of T. Harris Collier, III, by Appointment of Substitute Trustee recorded on September 4, 2024, at Book 7310, Page 5104, in the Land Records;
WHEREAS, default having been made in the terms and conditions of the Deed of Trust, and the entire indebtedness secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and Beneficiary having requested the undersigned Substituted Trustee to execute the trust and sell the real property and improvements described below in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder, together with attorneys’ fees and expenses of sale; and
NOW, THEREFORE, I, William D. Drinkwater, Substitute Trustee, will on the 19th day of May, 2026, offer for sale, at public outcry, and sell during legal hours, being between the hours of 11:00 a.m., and 4:00 p.m., at the front main entrance of the Hinds County Chancery Courthouse located at 316 South President Street, Jackson, Mississippi 39201, for cash, to the highest and best bidder, the following described land and property, together with all improvements thereon, situated in Hinds County, Mississippi, First Judicial District (“Premises”):
Commencing at an existing iron pin at the Northwest corner of Lot 8, Block R, Woodhaven Subdivision, Part 8, a subdivision according to the map or plat thereof, on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, as now recorded in Plat Book 23 at Page 11, said point also being on the East right-of-way line of Hanging Moss Road, thence North 03 degrees 59 minutes 53 seconds East for a distance of 613.55 feet to the right-of-way of U S Interstate 220, said point also being the Point of Beginning, thence continue North 50 degrees 39 minutes 21 seconds East along said right-of-way line for a distance of 222.91 feet to a point, thence leaving said right-of-way and continue South 45 degrees 09 minutes 00 seconds East for a distance of 239.10 feet, thence South 77 degrees 24 minutes 23 seconds East for a distance of 350.98 feet, thence South 51 degrees 35 minutes 36 seconds West for a distance of 468.71 feet, thence North 88 degrees 42 minutes 39 seconds West for a distance of 108.45 feet, thence North 00 degrees 14 minutes 30 seconds East for a distance of 252.42 feet, thence North 45 degrees 08 minutes 00 seconds West for a distance of 196.42 feet, thence North 88 degrees 48 minutes 00 seconds West for a distance of 42.05 feet to the Point of Beginning, said parcel containing 3.55 acres, more or less.
Together with all existing or subsequently erected or affixed buildings, improvements, and fixtures, and all easements, rights of way, appurtenances, all water, water rights, and ditch rights (including stock in utilities with ditch or irrigation rights) and all other rights, royalties, and profits relating to the real property described above, including without limitation, all minerals, oil, gas, geothermal, and similar matters, including, but not limited to, the easement conveyed to Word and Worship by Valerie G. Evans Stallworth and Jeffery A. Stallworth by Easement dated April 18, 2007, recorded on April 20, 2007, in Book 6678, Page 424, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi.
Title is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
The sale of all property shall be “as is”, “where is,” and without any warranty of any kind.
