In pursuance of an Order of Sale from said Court to me directed, I will offer for advertising beginning on 21st day of April 2026 at public auction, in accordance with ORC Section 2329.153, online @ https://franklin.sheriffsaleauction.ohio.gov on Friday, 15th day of May 2026 at 9:00 o'clock A.M., and if not then sold, on 5th day of June 2026 at 9:00 o'clock A.M., the following described real estate, situated in the County of Franklin and State of Ohio, and in the City of Obetz:
PARCEL 1:
Situated in the Southeast¼ Section 13, Township 4, Range 22, Matthews Survey, and being a part of an 84.710 acre tract conveyed to James S. Mcfadyen as Trustee, by deed of record in Deed Book 1690, page 535, Recorder's Office, Franklin County, Ohio, said parcels known as Parcel 112 & 113 of an unrecorded plat of McFadyen's Acres, and being more particularly described as follows:
Situated in the State of Ohio, County of Franklin and Township of Hamilton, and being a part of the Southeast Quarter Section O 13, Township 4, Range 22, Mathews Survey and being a part of the same tract as that described in a deed to McFadyen's Acres, Inc., of record in Deed Book 1747, Page 1, Recorder's Office, Franklin County, Ohio and being more particularly described as follows:
Beginning at an iron pin, which said iron pin represents a point of curve in the south line of East Howard Road (dedicated as per record plat McFadyen's Acres Subdivision as the same is shown of record in Plat Book 26, Page 20, Recorder's Office, Franklin County, Ohio) which said point of curve is located also South 86 deg. 19' 40" East, 129.89 feet from the intersection of the centerline of Charlotte Road, said McFadyen's Acres Subdivision, produced south, with the south line of said East Howard Road, produced west; thence South 86 deg. 19' 40" East and along the south line of East Howard Road, 22.04 feet to a point; thence South 4 deg. 02' West, 175.0 feet to a point; thence North 86 deg. 19' 40" West and along the south line of McFadyen's Acres, Inc., 84.71 acre tract, 50.0 feet to a point; thence North 4 deg. 02' East, 173.70 feet to a point in the southerly line of East Howard Road; thence along the southerly line of said East Howard Road, and along a curve to the right (radius 300.0 feet delta angle 5 deg. 21') a long chord of28.0 feet, to the place of beginning, containing
.200 acres, subject however to all easements of record.
The above tract being known as Parcel 112 of an unrecorded plat of McFadyen's Acres.
PARCEL 2: Situated in the State of Ohio, County of Franklin and City of Obetz of Hamilton, and being a part of the southeast quarter Section No. 13, Township 4, Range 22, Mathews Survey, and being a part of the same tract as that described in a deed to McFadyen's Acres, Inc., of recorded in Deed Book 1747, Page 1, Recorder's Office, Franklin County, Ohio and being more particularly described as follows:

The above tract being known as Parcel 113 of an unrecorded plat of McFadyen’s Acres.

Appraised at $ 300,000.00.
The appraisal was completed based on an exterior view of the property only.
Terms of sale: First Sale - To be sold at https://franklin.
sheriffsaleauction.ohio.gov for not less than two-thirds of the appraised value.
Second Sale - If the property does not sell at the first auction, a second sale of this property will be held on 5th day of June 2026. The second sale shall be made without regard to the minimum bid requirements in ORC Section 2329.20, but shall be subject to costs, allowance and taxes under ORC Section 2329.21.
$ 10,000.00 deposit which must be on account with Realauction (See online sale/bidding instructions). Balance cashier’s check only within thirty days after confirmation. ORC Section 2327.02(C) requires successful bidders pay recording and conveyance fees to the Sheriff at the time of sale.
