PLEASE TAKE NOTICE that on May 11, 2026 at 7:00 p.m., the Zoning Board of Adjustment of the City of Long Branch will hold a public hearing on the application of Viking Residential Properties, LLC. The hearing will take place at the Council Chambers, City Hall, 344 Broadway, Long Branch, New Jersey. The premises which are the subject of the application are located at 479 Ocean Blvd. North, Long Branch, New Jersey. Said premises are also known as Block 470, Lot 4.02 in Long Branch, New Jersey.
The applicant is seeking Preliminary and Final Site Plan approval with Use Variance relief in order to construct a four (4) story three (3) family dwelling and associated parking. A Use Variance is required under N.J.S.A. 40:55D-70d(1), as multi-family residential is not permitted in the C-3 zone. A Use Variance is required under N.J.S.A. 40:55D-70d(6) as the proposed height of 50.5' is more than 10% in excess of the permitted height of 30'. Bulk variance is required as the proposed four (4) stories is greater than the permitted two and one half (2.5) stories.
The applicant will need additional relief for the setback of the loading area being 7.0' whereas a minimum of 10' is required and the proposed access to the street is 45' in width whereas no more than 30' in width is permitted. The applicant requires relief for proposing a deck and enclosed refuse in the front of the building, which are not permitted in this location.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
All Documents relating to the application may be inspected by the public by contacting the Board Secretary during normal business hours at the City of Long Branch, 344 Broadway, Long Branch, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
