By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Morgan County, Indiana, in Cause No. 55C01-2511-MF-002831, wherein Village Capital & Investment LLC was Plaintiff, and William A. Ramey Jr. and Chase Manhattan Mortgage Corporation, were the Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 27th day of July, 2026, at 2:00 P.M. of said day, at 160 N. Park Ave., Martinsville, IN 46151, the fee simple of the whole body of Real Estate in Morgan County, Indiana:
Part of Lot Number 41 in Buttler Addition, an Addition to the Town of Mooresville, in Morgan County, Indiana, as per Plat thereof, Recorded in Deed Record 71, Page 100, in the Office of the Recorder of Morgan County, Indiana, described as follows, to-wit: Beginning at the Northwest corner of said Lot Number 41; run thence Easterly on the North line thereof for 80.0 feet; run thence Southerly and Parallel to the West line of Lot Number 41 for 60.0 feet to the South line thereof; run thence Westerly on the South line of Lot Number 41 for 80.0 feet to the Southwest corner of Lot Number 41; run thence Northerly on the West line of Lot Number 41 and the East line of Taylor Street for 60.0 feet to the place of beginning.

Subject to all liens, encumbrances, rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 55C01-2511-MF-002831 in the Circuit Court of the County of Morgan Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien.
Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee's Attorney.
