TOWN OF WAYLAND ZONING BOARD OF APPEALS
The Wayland Zoning Board of Appeals will hold a public hearing on May 12, 2026, at 7:00 p.m. to consider the following new applications. The hearing will be conducted in person at the Wayland Town Building and remotely via Zoom. Case #26-10 | 7:30 p.m. Application of Paresky Paul S., Trustee, for the property located at 12 Charles Street (Parcel 51C-066) in the Single Residence R-20 District, Wayland, Massachusetts. The applicant seeks a special permit, to construct an addition to his house. The existing structure is nonconforming with respect to frontage requirements and rear setback, with a current rear setback of 11.4 feet where 30 feet is required.
Case #26-11 | 7:45 p.m. Application by The Millbrook Group, LLC, Kirstyn Lipson, Manager, for premises located at 21 Cochituate Road (Parcel ID 23-47), seeking a Special Permit for a signage program consisting of three wall-mounted signs and one freestanding sign in connection with Town House Café & Bistro. The proposed signage includes a primary wall-mounted sign above the main entrance, a secondary wall-mounted entry sign, a wall-mounted menu display case, and a freestanding lawn sign. The applicant is requesting relief for both the number of signs and the total square footage. All signage is proposed to be constructed of painted wood, externally illuminated, and designed to be consistent with the historic character of the building and the Wayland Historic District. The applicant was previously granted Zoning Board of Appeals Decision #25-25 for a restaurant use and Site Plan Approval #26-01 for outdoor seating.
