TOWNSHIP OF HARDYSTON, SUSSEX COUNTY, NEW JERSEY
JOINT LAND USE BOARD
PLEASE TAKE NOTICE that a public hearing before the Township of Hardyston Joint Land Use Board will be held on May 11, 2026 at 7:00PM at the Hardyston Township Municipal Building, 149 Wheatsworth Rd, Hardyston, NJ, at which time Application LB-3-26-1 will be heard for Metropolitan YMCA of the Oranges ("Applicant"), owner of property located at 15 Wits End Drive, Block 67, Lots 2.08 and 2.11, for Preliminary and Final Major Site Plan, Minor Subdivision/Lot Consolidation and C-Variance approval. All interested persons may appear and be heard personally or by an attorney and may present any questions or objection to the granting of this application.
The property is located in the Township's Minimum Impact Development District Zone (MIDD-3) and is being used and operated as the Sussex County branch of the YMCA. The Applicant is seeking approval for a two-phase development. Phase 1 improvements consist of a 5,000 square feet building expansion of the existing building, the relocation of existing flagpole construction of a new 1,650 square feet outdoor pavilion, and infrastructure improvements. Phase 2 improvements consist of a 4,750 square feet building expansion of the existing building, a 64-space parking lot expansion, relocation of outdoor playground area, infrastructure improvements, and construction of stormwater basin. The proposed development requires variances from the following municipal code provisions: §185-79.D.3.a. which requires parking lot lighting to be an average foot candle ratio of 5:1, where the Applicant proposed a ratio greater than 5:1 in Phase 1 and less than 5.1 in Phase 2; and §185-79.D.3.b. which permits parking lot lighting to be a maximum foot candle ratio of 20:1, where the Applicant proposed a ratio greater than 20:1 in Phase 1 The Applicant may seek any additional variances and/or design waivers as required by law or by the Township of Hardyston Joint Land Use Board.
The application filed by Applicant will be on file with the Township of Hardyston Joint Land Use Board located at 149 Wheatsworth Rd, Hardyston, NJ at least ten days prior to the public hearing and may be inspected by all interested parties during regular business hours.
