NOTICE OF SHERIFF'S SALE OF REAL ESTATE
PUBLIC NOTICE IS HEREBY GIVEN that pursuant to a Judgment of Foreclosure and Sale entered in the above cause on January 22, 2026, Warren County Sheriff, the Selling Officer, will sell the mortgage real estate described below to the highest bidder in an online auction, located at https://warrencountysheriff-il.roup.com/. Bidding will being June 1, 2026 at 10:00 o'clock a.m. CDT and remain open until at least June 3, 2026 at 10:00 a.m. CDT. If any bidding occurs in the final moments of the auction , the end of the auction will extended automatically for successive fixed periods of time (the "anti-snipe time") to give all bidders the opportunity to submit their highest bid. The auction will end after no bidding occurs during the anti-snipe time.
The Notice of Sale relates to following described mortgaged real estate:
Lot Four (4) in Block Three (3) in Edward's Addition to the City of A part of Lot Two (2) of the Longview Heights Subdivision, being a part of the Southeast Quarter of Section Thirteen (13), Township Eleven (11) North, Range Three (3) West of the Fourth Principal Meridian, Warren County, Illinois, more particularly described as beginning at the Northwest corner of Lot One (1) of said Subdivision, which is the point of beginning; thence South along the West line of said Lot One (1), 544.5 feet; thence West 240 feet; thence North 544.5 feet parallel to the West line of said Lot One (1); thence East 240 feet parallel to the South line of said Lot Two (2) to the point of beginning, containing Three (3) acres, more or less, all situated in the County of Warren and State of Illinois.

The total judgment amount of all note and costs, including attorney's fees was $94,856.87, plus accruing interest since date of judgment.
Sale terms: The winning bidder (unless it is the Plaintiff) must pay by certified funds; the winning bid within twenty-four (24) hours to the Warren County Sheriff. Personal checks are NOT accepted.
The subject property is subject to general real estate taxes, special assessments or special taxes levied against said real estate and is offered for sale without any representation as to quality or quantity of title and without recourse to Plaintiff and in "AS IS" condition. The above described real estate is improved with single family residence. The sale is further subject to confirmation by the Court.
Upon payment in full of the amount bid, the purchaser shall receive a Certificate of Sale, which will entitle the purchaser to a Deed to the real estate after confirmation of the sale. The Successful Bidder shall have the sole responsibility/expenses of evicting any tenants or other individuals presently in possession of the above described real estate.
If the sale is set aside for any reason, the Successful Bidder at auction shall be entitled only to a return of the monies paid by him or her. The Successful Bider shall have no further recourse against the Plaintiff, the Defendant or the Plaintiff's attorney.
The property will NOT be open for inspection. Prospective buyers are admonished to check the Court file to verify all information.
