SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on September 8, 2025, Willie Varnado executed a Deed of Trust to Don A. McGraw, Jr., Trustee, to secure Percy Grant, which Deed of Trust is recorded in Book 4595 at Page 592 in the records in the office of the Chancery Clerk of Madison County, Mississippi; and,
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth in said Deed of Trust and having been requested to do so by Percy Grant., the legal holder of the indebtedness secured and described by said Deed of Trust, notice is hereby given that I, Don A. McGraw, Jr., Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder, for cash, during legal hours, being between the hours of 11:00 a.m. and 4:00 p.m., in front of the South entrance to the Madison County Courthouse located at 128 W. North Street, Canton, Mississippi, on the 29th day of May, 2026, the following described land and property, being the same land and property described in said Deed of Trust, and being situated in the City of Canton, Madison County, Mississippi, to wit:
A lot or parcel of land, together with all improvements thereon, being a part of the East Half (E ½) of Square 5, according to the original plat of the City of Canton of 1896 as recorded in Book EEE, Page 405 of the land records of Madison County, in the Office of the Chancery Clerk, lying North of public alley and on the South side of West Peace Street, and being more particularly described as follows:
Commencing at the intersection of the West line of South Union Street and the South line of West Peace Street (which is the Northeast corner of said Square 5) and run thence West for a distance of one hundred ten and two tenths (110.2) feet to the center of a party wall between the property hereby conveyed and the building occupied by Tom Alexander, which is the Northeast corner of the property hereby conveyed and the Point of Beginning; run thence South on the center line of said party wall for a distance of one hundred ten (110) feet to the North line of a public alley; run thence West on the North line of said alley for a distance of twenty two (22) feet to a point; thence run North and parallel to the West line of South Union Street and along the center of the party wall between the conveyed premises and the building immediately West of and adjacent thereto for a distance of one hundred ten (110) feet to the South line of West Peace Street; thence run East on the South line of West Peace Street for a distance of twenty two (22) feet to the Point of Beginning.
Together with the following:
All of the Grantor's right, title and interest in and to the party wall on the East side of the premises hereby conveyed, and an undivided one-half (½) interest in and to the party wall on the West side thereof.
Title to said property is believed to be good, but I will only convey such title as is vested in me as Trustee.
