NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kimberly Polson, Kevin Polson to Mortgage Electronic Registration Systems, Inc., as nominee for Academy Mortgage Corporation, dated August 29, 2018 and registered at the Bristol County (Northern District) Registry District of the Land Court as document number 109104, and noted on certificate of title number 15422, as modified by a certain modification agreement registered on September 27, 2022, and registered with the Bristol County (Northern District) Registry District of the Land Court as Document No. 117813 as noted on Certificate of Title No. 15422, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Academy Mortgage Corporation, its successors and assigns to PennyMac Loan Services, LLC, registered on October 24, 2025, Document No. 121979, as noted on Certificate of Title No. 15422
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 11:00 AM on May 28, 2026, on the mortgaged premises located at 2201 Chestnut Street, North Dighton (Dighton), Bristol County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
That certain lot or parcel of land with all the buildings and improvements thereon, situated on the southwesterly side of Chestnut Street in the Town of Dighton, County of Bristol, Commonwealth of Massachusetts, shown as Lot Numbered 6 (six) on a plan of land drawn by Tibbets Engineering Corp., 716 County Street, Taunton, MA 02780, Chestnut Street, Dighton, (Bristol County), Prepared for Abel Mariano, Division of Property, last revised October 17, 2005, signed December 30, 2005, David E. Grant, Registered Professional Land Surveyor, which said Plan was filed with the Land Court on February 28, 2006 as Plan No. 38443C, filed with Certificate of Title No. 14310, in Book 77, Page 1
For mortgagor's(s') title see deed registered with Bristol County (Northern District) Registry District of the Land Court as Document No. 109103, as noted on Certificate of Title No. 15422.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
