NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by TCP 215 CJC, LLC to INSPAN, LLC dated April 16, 2024 and recorded with the Norfolk County Registry of Deeds (the “Registry”) in Book 41748 at Page 104, of which mortgage the undersigned is the present holder, for breach of the conditions of said Mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11 o’clock A.M. on the 28th day of May, 2026 at 215 Chief Justice Cushing Highway, Cohasset, Massachusetts, all and singular the prem-ises described in said mortgage,
To wit:
A certain parcel of land, with all the improvements thereon, known as 215 Chief Justice Cushing Highway, Cohas-set, Norfolk County, Commonwealth of Massachusetts, as more particularly described below:
Lot 6A as shown on a plan entitled “plan of Land in Cohasset, MA, Proposed Lots 3A, 4A & 6A, Prepared for: Cohasset Heights, Ltd. (Record Owners) Crocker II Realty Trust and Cohasset Heights, Ltd., dated November 11, 2001, Scale 1”=100 FT” and recorded as Plan No. 699 of 2001 in Plan Book No, 491.
Excepting and excluding from this conveyance a certain parcel of land shown as Lot 9 on a plan entitled “”Com-piled” Plan of Land in Cohasset, Massachusetts (Norfolk County) Showing a Subdivision of Land Court Plan 2639J Prepared for: Crocker II Realty Trust Date: May 27, 2000 Scale 1”=60’ filed June 26, 2000 with Norfolk County Registry District of the Land Court as Land Court Plan No. 2639K, containing approximately ninety one (91) square feet.
For grantor’s title see deed dated November 5, 2020 and recorded with the Norfolk County Registry of Deeds in Book 38574, Page 284.
This property has been deregistered from the registration system of land. See order recorded in Book 16481, Page 135.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, ease-ments, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid tax-es, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encum-brances of record which are in force and are applicable, having priority over said mortgage, including without lim-itation that certain Mortgage recorded in Book 38574, Page 289, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at the offices of Clavell & Associates, P.C., 355 Union Street, New Bedford, MA 02740 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
