SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 11, 2017, Green Enterprises, LLC executed a Deed of Trust to Scott R. Hendrix, Trustee for Renasant Bank, Beneficiary, which Deed of Trust was recorded in the office of the Chancery Clerk of Hinds County, Mississippi in Instrument no. 1585152 at Book 7208, Page 1; and,
WHEREAS, Renasant Bank, the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of Scott R. Hendrix or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County in Instrument no. 1942400 at Book 7332, Page 3211; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Renasant Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 22nd day of May, 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Front Door of the Hinds County Courthouse, located at 407 East Pascagoula Street, Jackson, Mississippi to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:
A certain parcel of land situated in the Northeast 1/4 of Section 7, T5N – R1E, Jackson, Hinds County, Mississippi, containing 68,467.78 square feet or 1.57 acres, more or less and being more particularly described as follows:
Commence at the intersection of the South right-of-way line of Lynch Street (as now laid out and improved, April 1982) with the line between the East 1/2 and the West 1/2 of the Northeast 1/4 of said Section 7, run thence easterly along the said South right-of-way line of Lynch Street for a distance of 250.00 feet to the POINT OF BEGINNING of the parcel of land herein described; continue thence easterly along said South right-of-way line of Lynch Street for a distance of 242.22 feet to an iron pin; turn thence right through a deflection angle of 89 degrees 46 minutes 25 seconds and run southerly for a distance of 283.08 feet to an iron pin; turn thence right through a deflection angle of 90 degrees 19 minutes 30 seconds and run westerly for a distance of 241.88 feet to an iron pin; turn thence right through a deflection angle of 89 degrees 36 minutes 23 seconds and run northerly for a distance of 282.67 feet to the POINT OF BEGINNING.
I WILL CONVEY only such title as is vested in me as Substituted Trustee.
