NOTICE OF MORTGAGE FORECLOSURE SALE   STATE OF ALABAMA COUNTY OF AUTAUGA   Default having been made of the terms of the loan documents secured by that certain mortgage executed by Tana Lee Fulton, Borrower, to NewRez LLC dated September 17, 2020; said mortgage being recorded on October 9, 2020 in Deed Book 2020, Page 8698 in the Office of the Judge of Probate of Autauga County, Alabama. Said Mortgage was last sold, assigned and transferred to U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, for Mid-State Capital Corporation 2005-1 Trust by assignment recorded in Deed Book 2023, Page 8121 in the Office of the Judge of Probate of Autauga County, Alabama. The undersigned, U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, for Mid-State Capital Corporation 2005-1 Trust, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Autauga County, Alabama during the legal hours of sale (between 11am and 4pm), on June 2, 2026 the following property, situated in Autauga County, Alabama, to-wit: Tract 1 (Parcel #12 02 04 0 000 010. 000) Beginning at the Southeast corner of the Southwest Quarter of the Southeast Quarter of Section 4, Township 18, Range 14, (marked with an iron stake); Thence West along the South boundary line of said Quarter Section, 210 feet to the point of beginning and being the Southwest corner of the Walter Davis, Jr. property; Thence North along the Walter Davis, Jr. property line 420 feet, Thence West 105 feet, thence South 420 feet to the South boundary line of said Quarter Section, thence East 105 feet to the point of beginning. Tract 2 (Parcel #12 02 04 0 000 008.002) Commence at the SE Corner of SW 1/4 of the SE 1/4 of Section 4, Township 18 South, Range 14 East, Autauga County, Alabama; thence run South 89 degrees 59 minutes 08 seconds West along the South line of said 1/4-1/4 for 415.24 feet to the Point of Beginning; said point being South 89 degrees 59 minutes 07 seconds West, along the said South 1/4-1/4 line 12.73 feet, from a cap rebar reference point, to said point of beginning; thence continue on the last described course for 105.00 feet to a found old H-bar corner, thence run North 0 degrees 50 minutes 35 seconds West for 419.57 feet to a round 1 1/2" open pipe (apprx. 1.5' height); thence run South 89 degrees 58 minutes 48 seconds East for 104.96 feet to a found 1/2" rebar (with H-bar guard); thence run South 0 degrees 50 minutes 55 seconds East for 419.50 feet to the Point of Beginning, containing 1.01 acres, less and except any part of the above described property lying within the public road right of way. Said property is commonly known as 2746 Hwy 82 W, Prattville, AL 36067. Should a conflict arise between the property address and the legal description, the legal description will control. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-of-way, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above.
