You and each of you are hereby notified that a Sheriff’s Sale of the referenced property is to be conducted by the Sheriff’s Office of
Pueblo County, State of Colorado at 10:00 a. m. on the 23rd day of June 2026 , in lobby at 101 W. 10th St., Pueblo, CO 81003 , phone number 719-583-6405. At which sale, the above-described real property and improvements thereon will be sold to the highest bidder. All bidders will be required to have in their possession cash or certified funds at least equal to the amount of this bid. The winning bidder will have one hour following the sale to tender the full amount of their bid, or they will be deemed to have withdrawn their bid. This is to advise you that a Sheriff’s sale proceeding has been commenced through the office of the undersigned Sheriff pursuant to the Court Order dated May 27, 2025, and C.R.S. § 38-38-101 et seq. by CSMC 2021-JRl Trust. The foreclosure is based on an Order for Entry of Default Judgment and Judgment and Decree of Foreclosure. The default judgment is in the amount of $53,221.32. The Judgment established a lien for the benefit of Plaintiff CSMC 2021-JRl Trust, as assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Trustee of Arugula Funding Titling Trust, against real property legally described as follows:
