NOTICE OF SPECIAL REFEREE'S SALE
BY VIRTUE of the Special Referee's Report and Judgment of Foreclosure and Sale granted in favor of Plaintiff and issued herein on April 9, 2026, I, Walter H. Sanders, Jr., Esquire, the undersigned Special Referee, will sell on Monday, June 1, 2026, at 1:00 p.m., at the front entrance of the Hampton County Courthouse, at 1 Elm Street W, Hampton, S.C. 29924, to the highest bidder, the following described subject real estate:
All that certain piece or parcel or tract or lot of land containing approximately 0.44 acres, more or less, together with all buildings and improvements thereon, situate and lying and being in Hampton County, South Carolina, in the Town of Furman, and being more fully shown and described and delineated on and by reference being craved to a Plat thereof prepared by Joe P. Miley, Registered Civil Engineer & Land Surveyor, dated February 17-19 of 1964, and recorded with the Hampton County Clerk of Court's Office in Plat Book 9, at Page 149, and with such property butting and bounding, now or formerly, and measuring, more or less, in accordance with such aforesaid Plat, as follows: On the North for a distance of 120.0' feet by the right-of-way of Main Street; On the East for a distance of 160.0' feet by lands of the Estate of J.C. Herndon; On the South for a distance of 120.0' feet by the right-of-way of Rabon Street; and on the West for a distance of 160.0' feet by the right-of-way of Florence Street.
BEING the same property conveyed to Gerald Thomas Barrett by Deed of C. Glenn McCrary dated October 5, 2018 and recorded on November 7, 2018 with the Hampton County Register of Deeds Office in Record Book 459, at Page 253.

PROPERTY ADDRESS: 65 Furman Scotia Highway, Furman, SC 29921
SUBJECT to any and all easements and right-of-ways and setbacks and restrictions as shown on and by the above-referenced Plat and/or by any other Plats previously filed of public record in Hampton County, South Carolina; and also being subject to any and all applicable Federal or State or County or Municipal or other governmental zoning and land-use statutes and ordinances and regulations and restrictions and requirements in regard thereto.
TERMS OF SALE: The successful bidder, other than the Plaintiffs, will deposit with the Special Referee, at the conclusion of the bidding, five (5.00%) percent of the bid, in cash or its equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiffs' loan debt in the case of non-compliance. If the Plaintiffs' representative is not in attendance at the scheduled time of the sale, the sale shall be canceled and the property sold on some subsequent sales day after due advertisement. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with all of the other terms of the bid within thirty (30) days after the date of the foreclosure sale, then in such event, the Special Referee may resell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder).
As the Plaintiffs did waive the right to enter a deficiency judgment in the Complaint, this sale will not be re-opened. Purchaser by high bid shall pay for preparation of the Special Referee's Deed, documentary stamps on the deed, and recording of the deed. The successful bidder will be required to pay interest on the amount of the bid from the date of the sale to date of compliance with the bid at the rate of 3.00% per annum. The sale shall be subject to Hampton County Property Taxes and Assessments due and owing and to all Easements and Right-of-Ways and Restrictions of public record and to any senior liens and encumbrances of public record.
