PLEASE TAKE NOTICE that on May 20, 2026 at 7:00 p.m. the Zoning Board of Adjustment the Township of Holmdel will hold a hearing on the application of Andrews Management Group, LLC. The hearing will be held at the Township of Holmdel, Town Hall, Courtroom, 4 Crawfords Corner Road, Holmdel, New Jersey. The premises which are the subject of this application are located on 125-127 Red Hill Road, Holmdel, New Jersey. Said premises are also known as Block 21, Lots 4 and 4.01, Holmdel, New Jersey.
The applicant seeks Use Variance approval to construct two 14,880 s.f. 3 story medical office buildings with associated site improvements for a total square footage of 29,760. Each building is proposed to be 45 ft. in height. The proposed use is not permitted in the R 40A zone and therefore, a use variance is required pursuant to NJSA 40:55D-70(d)(1). The application also proposes a dedication of land to Monmouth County of approximately 4,276 s.f., subject to approval of final dimensions by the Monmouth County Planning Board. The application also proposes a site triangle easement on adjacent property Block 1045, Lot 12 in Middletown Township for visability from the proposed ingress and egress driveway. The application is bifurcated and only the use is being considered by the Board. If the use variance is granted, the applicant will file a site plan application and a separate hearing will take place on notice to the public.
The applicant also intends to request at the hearing such density, use, bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Town Hall, 4 Crawfords Corner Road, Holmdel, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney and be given an opportunity to be heard with respect to the aforesaid application.
