NOTICE OF SALE UNDER POWER
STATE OF GEORGIA COUNTY OF RICHMOND
Under and by virtue of the power of sale contained in a Security Deed from Roberto Venegas Segundo to James Brown, dated September 30, 2025 and recorded in Deed Book 2002, Page 2255, Richmond County, Georgia records, in the Richmond County Superior Court Clerk's Office securing a Note in the original principal amount of $80,000.00, there will be sold at public outcry to the highest bidder for cash before the courthouse door ofRichmond County, Georgia, within the legal hours of sale on the first Tuesday of June, 2026, the following described property:
All that tract or parcel of land, lying and being in Richmond County, Georgia and being more particularly described as follows: Lot No. 17, Block I of the subdivision known as Terrace Manor as shown on plat of said subdivision made by Baldwin Engineering Company, which plat is recorded in the Office of the Clerk of the Superior Cour of Richmond County, Georgia in Realty Book 21-L, Page 291. Said property is more particularly described as said lot and block on a plat made by Baldwin Engineering Company, dated June 29, 1954, attached to a security deed from Terrace Manor Corporation to Georgia Railroad Bank Trust Company and previously recorded in said Clerk's Office. Said plats are by reference made a part hereof.
Said property is known as 3059 Dent Street under the present system of street numbering in Augusta, Georgia, and the zip code for the property is 30906.
The debt secured by said Security Deed has been declared due because of default in payment or other default provisions. The sale will be made for the purpose of paying the indebtedness and all expenses of sale, including attorney fees, as provided in the Security Deed and by law.
The property is sold subject to:
A. outstanding ad valorem taxes,
B. easements,
C. assessments, D. zoning ordinances,
E. and any matters that might be disclosed by an accurate survey and inspection.
