NOTICE OF FORECLOSURE SALE BY SUBSTITUTE TRUSTEE
WHEREAS, Default having been made in the terms, conditions, and payments provided for in that certain Deed of Trust dated June 24, 2021, of record at Instrument # 21076756, Register’s Office for Shelby County, Tennessee (the “Deed of Trust”), from ALLIED GROUP REALTY, LLC (“Grantor”) to David F. Leake, Esq., as Trustee (the “Original Trustee”), securing the indebtedness therein described, which indebtedness is now due and unpaid, and has been declared in default by the lawful owner and holder thereof; and
WHEREAS, The undersigned, Jordan T. Puryear, Successor Trustee, having been appointed as such pursuant to that certain Appointment of Substitute Trustee dated November 19, 2025, of record at Instrument # 25102387, said Register’s Office, to serve in the place and stead of the Original Trustee;
NOW, THEREFORE, I, Jordan T. Puryear, Successor Trustee, pursuant to said Deed of Trust, having been requested by CELTIC BANK CORPORATION, the owner and holder of said indebtedness so to do, and by virtue of the authority and power vested in me by said Deed of Trust will, on June 5, 2026, at 1:00 p.m. Central Time, at the steps of the Shelby County Courthouse, located at 140 Adams Avenue, Memphis, Shelby County, Tennessee, sell at public outcry to the highest bidder for cash, the following-described real property in Shelby County, Tennessee (the “Real Property”):
The Land referred to herein below in situated in the County of Shelby, State of Tennessee, and described as follows:
Lot 1, Smith, Hamilton, Brewer & Hill PD, as shown on plat of record in Plat Book 287, Page 23, in the Register’s Office of Shelby County, Tennessee, to which plat reference is hereby made for a more particular description of said land.
Description reference: The above description of the Real Property is the same as that used in the Deed of Trust. This Real Property, as improved, is commonly known as and located at 6393 Winchester Road, Memphis, TN 38115-8112. The tax identification number for the Real Property is 093500 00533.
In connection with the sale of the Real Property as referenced herein, the sale of the Real Property shall also include all collateral secured by that certain UCC Financing Statement Reference No. 84497192 filed recorded at Instrument No. 22009520 of the Register’s Office of Shelby County, Tennessee.
This sale is subject to liens, easements, encumbrances, property taxes, rights of redemption of taxing entities and other matters which are prior in right to the lien of the aforesaid Deed of Trust. NO REPRESENTATIONS OR WARRANTIES OF ANY KIND ARE MADE AS IT RELATES TO THE CONDITION OR TITLE OF THE REAL PROPERTY, AND ANY SUCH REPRESENTATIONS OR WARRANTIES ARE HEREBY EXPRESSLY DISCLAIMED.
