NOTICE OF SALE UNDER POWER
STATE OF GEORGIA, COUNTY OF CHATHAM
By virtue of a Power of Sale contained in that certain Security Deed from Stephanie L Wells, to Mortgage Electronic Registration Systems, Inc., as nominee for Homestar Financial Corp., dated August 10, 2020, and recorded on August 11, 2020, in Deed Book 2022, at Page 184, in the Office of the Clerk of Superior Court of Chatham County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of One Hundred Forty-Two Thousand, Four Hundred Fifty and no/100 Dollars ($142,450.00), with interest thereon as provided therein, as last transferred to PennyMac Loan Services, LLC, recorded in Deed Book 2539, at Page 198, in aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, or at such place as has been or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in June, 2026, all property described in said Security Deed including, but not limited to, the following described property:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE STATE OF GEORGIA AND COUNTY OF CHATHAM, AND KNOWN AND DESIGNATED AS LOT NUMBER FIFTEEN (15), WINDSOR FOREST SUBDIVISION, PHASE C. SAID LOT BEING SHOWN ON A MAP OR PLAN OF WINDSOR FOREST SUBDIVISION, PHASE C, MADE BY THOMAS & HUTTON, ENGINEERS, DATED MAY 12, 1958, AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY , GEORGIA, IN SUBDIVISION MAP BOOK "A", PAGE 270, END HAVING A FRONTAGE OF 75 FEET ON THE SOUTH SIDE OF WOODLEY ROAD, WITH A RECTANGULAR DEPTH SOUTHWARDLY OF 126 FEET; AND AS A WHOLE, BEING BOUNDED ON THE NORTH BY WOODLEY ROAD; ON THE WEST BY LOT 16, SAID PHASE AND SUBDIVISION; ON THE SOUTH BY LOT 18, SAID PHASE AND SUBDIVISION; AND ON THE WEST BY LOT 14, SAID PHASE AND SUBDIVISION.

31419.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The individual or entity that has full authority to negotiate, amend and modify all terms of the loan is PennyMac Loan Services, LLC, 3043 Townsgate Rd., Westlake Village, CA 91361; telephone: (818) 224-7442.
Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will also be subject to the following items which may affect the title: a) zoning ordinances; b) matters which would be disclosed by an accurate survey or by an inspection of the property; c) any outstanding ad valorem taxes, including taxes, which constitute liens upon said property whether or not now due and payable; d) special assessments; e) the right of redemption of any taxing authority; f) all outstanding bills for public utilities which constitute liens upon said property; g) all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Security Deed. To the best of the knowledge and belief of the undersigned, the owners and party in possession of the property are Stephanie Wells and or tenant(s). The sale will be conducted subject to 1) confirmation that the sale is not prohibited under the U.S. Bankruptcy code, 2) final confirmation and audit of the status of the loan with the holder of the Security Deed, and 3) any legal impediments to the undertaking and completion of sale.
The Financial Crimes Enforcement Network (“FinCEN”), a bureau of the U.S. Department of Treasury, now requires the collection, certification and reporting of certain information relating to non-financed transfers of real property to legal entities and/or trusts, which such information the successful bidder(s) shall be expected to provide to the auctioneer at the time of the subject sale. Interested bidders with questions regarding the necessary information to be provided are hereby directed, generally, to FinCEN’s website and, more specifically to the FinCEN Real Estate Report located in the forms bank thereof.
