By virtue and in execution of the Power of Sale contained in a certain mortgage given by Janessa L. Conceicao to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Stearns Lending, LLC, and now held by Freedom Mortgage Corporation, said mortgage dated April 23, 2021 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 13777, Page 229, as affected by a Loan Modification dated January 22, 2025 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 15220, Page 240; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for Stearns Lending, LLC to Freedom Mortgage Corporation by assignment dated February 17, 2022 and recorded with said Registry of Deeds in Book 14231, Page 113; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 5, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in New Bedford, Bristol County, Massachusetts, more particularly described as follows:
BEGINNING at the southwest corner of land herein described as a point in the northerly line of Willis Street distant forty-seven and 70/100 (47.70) feet from the intersection of the northerly line of Willis Street with easterly line of Shawmut Avenue; thence
EASTERLY fifty and 80/100 (50.80) feet along the northerly line of Willis Street to the southwest corner of land now or formerly of Antone M. Francis; thence
NORTHERLY in line of last-named land, forty-nine and 50/100 (49.50) feet to corner; thence
WESTERLY forty-seven and 80/100 (47.80) feet to a corner; and thence
SOUTHERLY twenty-nine and 45/100 (29.45) feet in line of land now or formerly of Mary A. Fanning; thence
WESTERLY three and 75/100 (3.75) feet to a corner; and
SOUTHERLY in line of said Fanning land twenty and 05/100 (20.05) feet the northerly line of Willis Street and the place of beginning.
Containing eight and 90/100 (8.90) square rods, more or less.
Being the same premises conveyed to this Mortgagor by deed recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
