By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Anthony W. Lanier and Carlene G. Lanier to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for IndyMac Bank, F.S.B., its successors and assigns, dated May 17, 2006 and recorded in Norfolk County Registry of Deeds in Book 23739, Page 179 (the “Mortgage”) of which mortgage U.S. Bank National Association, as Trustee for Lehman XS Trust Mortgage Pass-Through Certificates, Series 2006-12N is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc. to OneWest Bank F.S.B. dated May 11, 2009 and recorded at said Registry of Deeds in Book 27112, Page 322, and Assignment from OneWest Bank, F.S.B. to U.S. Bank, National Association, as Trustee for the LXS 2006-12N dated October 19, 2012 and recorded at said Registry of Deeds in Book 30598, Page 328, and Assignment from OneWest Bank, F.S.B. to U.S. Bank National Association, as Trustee for Lehman XS Trust Mortgage Pass-Through Certificates, Series 2006-12N dated May 4, 2015 and recorded at said Registry of Deeds in Book 33113, Page 88, and Assignment from CIT Bank, N.A. f/k/a OneWest Bank N.A. f/k/a OneWest Bank, FSB to U.S. Bank National Association, as Trustee for Lehman XS Trust Mortgage Pass-Through Certificates, Series 2006-12N dated March 30, 2016 and recorded at said Registry of Deeds in Book 33976, Page 13, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 427 South Main Street, Cohasset, MA 02025 will be sold at a Public Auction at 2:00 PM on May 29, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The following described property in Cohasset, Norfolk County, Massachusetts: the land with buildings thereon in Cohasset, Norfolk County, Massachusetts, being shown as lot 1 on a plan entitled "Redivision of Land in Cohasset, Mass., "surveyed for D.S. Kennedy And Co. Scale: 40 feet to an inch. March 17, 1953, Lewis W. Perkins and Son, Eng'rs., Hingham, Mass., recorded with Norfolk County Registry Of Deeds in Book 3158, Page 463. Said lot contains .84 acres, according to said plan.
For mortgagor’s title see deed recorded with the Norfolk County Registry of Deeds in Book 14619, Page 465.
The property will be sold subject to the redemption rights in favor of the Internal Revenue Service by virtue of the tax lien(s) recorded in Norfolk County Registry of Deeds in Book 35903, Page 143 and Book 42306 Page 325.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
