ZONING BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on the 21st day of May, 2026 at 6:30 p.m. at the Red Bank Municipal Building, 90 Monmouth Street, Red Bank, New Jersey, the Red Bank Zoning Board of Adjustment will hold a hearing on the application of 199 Broad Street, LLC and 205 Broad Street, LLC, at which time and place all interested persons will be given an opportunity to be heard. The premises in question is located in the PO Zoning District, Block 105, Lots 15 & 16, and more commonly known as 199 Broad Street and 205 Broad Street, Red Bank, New Jersey, respectively.
The Applicant is seeking preliminary and final major site plan approval to permit the construction of additions to the 199 and 205 Broad Street buildings and connection of the two buildings with a second story "bridge" addition, construction of a separate 6-unit, 3-story apartment building, including first level garages, at the rear of the property, associated improvements to parking and circulation, walkways, lighting and landscaping and revisions to the underground stormwater management system, all at the subject premises.
This application will require the following variances:
Section 490-147(A)(3)(a)(2): d(5) variance for Residential Density of 7.65 units per acre proposed where 6 units per acre are permitted;
Section 490-147: Minimum Apartment Habitable Floor Area of 600 square feet required, where less than 600 square feet is proposed.
Section 490-98: Bulk variance for 34 off-street parking spaces (with EV Credit) proposed, where 62 spaces are required.
The following existing non-conformities will remain unchanged:
Section 490-147: Side Yard Setback (One Side) of 5.6 feet (199 Broad Street) is existing, where a minimum of 10 feet is required;
Section 490-147: Side Yard Setback (Two Sides) of 16.3 feet is existing, where a minimum of 25 feet is required;
Section 490-104: 2 signs existing and proposed, where one sign is permitted;
Section 490-104: Sign Area of greater than 10 square feet (205 Broad) is existing, where a maximum of 10 square feet is permitted;
Section 490-104: Sign Clearance of less than 2.5 feet (205 Broad) is existing, where more than 2.5 feet is required;
Section 490-104: Sign Setback of 2.1 feet (199 Broad Street) is existing, where a minimum of 10 feet is required;
Section 490-104: Sign Setback of 5.2 feet (205 Broad Street) is existing, where a minimum of 10 feet is required.
In addition, the Applicant will request such other variances, exceptions, interpretations and/or design waivers which may be necessary to accommodate the application as filed or as revised by the Zoning Board of Adjustment and/or its professionals, and will amend its application on the record accordingly.
A copy of said application and related documents are on file with and may be inspected by all interested parties in the Department of Planning and Zoning, 90 Monmouth Street, Third Floor, Red Bank, New Jersey during normal business hours.
