Notice of Hearing of Appeal
PLEASE TAKE NOTICE: That the undersigned has filed an appeal or application for development with the Board of Adjustment of the Borough of Oradell for variance relief from the requirements of the Zoning Ordinance so as to permit the construction on premises located at 404 Demarest, being designated as Block 1107, Lot 1 as depicted on the Borough tax map.
The application requires the following variance relief:
Proposed Basketball Court (permeable surface) – 25'6"x 20'6" – installed in Front Yard
Front Yards shall be open and unobstructed, except for listed items in the Borough Codes.

YARD, FRONT
The open space extending across the full width of the lot, the depth of which is the minimum distance between the nearest point on the street line and the nearest part of the main or accessory building. Yards abutting a street line shall meet minimum zoning for front yards.
LOT, CORNER
A lot at the junction of and having frontage on two or more intersecting streets. A corner lot is also a lot bounded on two or more sides by the same street. All yards on corner lots abutting any street shall be deemed as front yards and shall comply with all the Borough codes and zoning requirements for front yards.
In addition to the foregoing required variances and approvals, the applicant will also seek any and all variances, exceptions, waivers and other incidental relief (including any relief required for construction of pre-existing nonconforming conditions on the Property) that may be required or deemed necessary by the Board after or during its review of the Application, together with any further relief that may be deemed necessary by the applicant or Board during the hearing process, including that which may be required in connection with any revised and submitted plans.
A public hearing has been set down for June 15, 2026 7:30 p.m., in the Borough Hall, 355 Kinderkamack Road, Oradell, New Jersey, and when the case is called any person may appear either in person, or by agent or attorney, and present any objections pertaining to the granting of the relief sought in the petition. The application, supporting plans and/or documents are on file in the office of Construction Official in Borough Hall and are available for inspection during the hours of 10:00 a.m. to 3:00 p.m., Monday-Friday.
