NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 677 Quincy Shore Drive, Unit 414, Quincy, MA 02170
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Souha Ballout to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for MSA Mortgage, LLC, and now held by Selene Finance, LP, said mortgage dated May 26, 2022 and recorded in the Norfolk County Registry of Deeds in Book 40567, Page 230, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as designated nominee for MSA Mortgage, LLC to Fifth Third Bank, N.A. by assignment dated April 11, 2025 and recorded with said Registry of Deeds in Book 42341, Page 355; said mortgage was assigned from Fifth Third Bank, National Association to Selene Finance, LP by assignment dated January 22, 2026 and recorded with said Registry of Deeds in Book 42897, Page 120; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 8, 2026 at 09:00 AM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
The "Unit" known as Unit No. 414, having a post office address of 677 Quincy Shore Drive, Unit #414, Quincy, Massachusetts, in a condominium known as Ocean Cove Condominium and established pursuant to Massachusetts General Laws, Chapter 183A, as amended, by Master Deed dated December 24, 1986 and recorded with Norfolk Registry of Deeds in Book 7380, Page 264.
Together with an undivided percentage interest in the common areas and facilities of said Condominium and together with the rights, if any, to exclusive use of the common areas and facilities of said Condominium as more fully set forth in the aforesaid Master Deed and the Unit Deed.
Together with the benefit of, and subject to, the easements, restrictions, conditions, rights and obligations set forth or referred to in said Master Deed, Unit Deed and provisions of the Ocean Cove Condominium Trust, its by-laws and Rules and Regulations, recorded with said Registry of Deeds, as the same may from time to time be amended by instruments of record.
Being all of the same premises conveyed in a Fiduciary Deed recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 18, 2022 and recorded in the Norfolk County Registry of Deeds in Book 40567, Page 227.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
