NOTICE of DECISION
MOUNT LAUREL ZONING BOARD
PLEASE TAKE NOTICE THAT, on May 7, 2026, the Mount Laurel Zoning Board of Adjustment, granted the Application of the Trustees of the University of Pennsylvania, as owner and operator of the University of Pennsylvania Health System and its affiliated physician practice, Clinical Healthcare Associates of NJ, PC (the "Applicant"), and also on May 7, 2025, adopted Resolution Adopt R-2026-ZB10 for Application ZB26-C-04 memorializing the grant of three (3) one-year extensions of the Amended Site Plan Approval and Bulk Variance Approvals for Signage and Parking, granted on October 12, 2022 for improvements associated with the Applicant's Medical Office space within an existing Office Building in an Industrial Zoning District, located on a 6.64 acre property owned by SFA 5000 Dearborn Circle, LLC which has a street address of 5000 Dearborn Circle, and is more particularly known as Block 512, Lot 1.01, on the official tax maps of Mount Laurel Township (the "Property").
The Zoning Board's Approval extends until October 12, 2027, the prior Approval allowing for minor site improvements including a new building entrance vestibule with a canopy and new concrete paving, ADA and EV Ready parking stalls, and signage.
Bulk Variance Approval were also extended to permit (i) 299 existing parking spaces where 314 required; (ii) roof signage; (iii) façade sign height of four (4) feet when a maximum of three (3) feet is permitted; and (iv) and four (4) façade signs where three (3) are permitted.
This Application No. ZB26-C-04, plans, reports, Zoning Board determination and other materials are available for public inspection at the Office of Community Development and with the Zoning Board of Adjustment Administrator during normal business hours at the Mount Laurel Municipal Complex, 100 North Mount Laurel Road, Mount Laurel, New Jersey 08054.
