NOTICE OF DECISION
On May 7, 2026, the City of Elizabeth Planning Board (the "Planning Board") adopted a Resolution granting applicant Mario Mazza (the "Applicant"), Minor Subdivision Approval with bulk ("c") variances for the property located at 536-540 Magie Avenue, Elizabeth, New Jersey, formally identified as Block 89, Lot 12, on the Tax Map of the City of Elizabeth (the "Property").
The Planning Board approved the subdivision of the existing lot into two separate lots and the construction of a new single-family dwelling on the one of the new proposed lots. The Planning Board also approved the following variances: Minimum Lot Width; Minimum Lot Frontage; Minimum Lot Depth; Front Yard Prevailing Setback; Left Side Yard Setback; and Side Yard Setback.
A copy of the Resolution and Application materials are on file in the Board Office located at City Hall, 50 Winfield Scott Plaza, RM 101, Elizabeth, New Jersey and available for inspection by the public during that office's normal business hours.
