NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 13 Rosewood Drive, Worcester, MA 01602
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Thomas D. Ruetsche to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Drew Mortgage Associates, Inc., and now held by NewRez LLC, said mortgage dated May 22, 2015 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 53754, Page 62, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Drew Mortgage Associates Inc. to NewRez LLC D/B/A Shellpoint Mortgage Servicing by assignment dated October 23, 2025 and recorded with said Registry of Deeds in Book 72720, Page 115; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 8, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land together with any buildings thereon, in Worcester, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING at a point on the northerly line of Rosewood Drive, said point being N. 72° 40' E. 436.06 feet from the intersection of said northerly line of Rosewood Drive with the easterly line of Knowles Road;
THENCE N. 72° 40' E. by said northerly line of Rosewood Drive, 64 feet to a corner;
THENCE N. 17° 20' W. by Lot 15, 120 feet to a corner;
THENCE S. 72° 40' W. 64 feet to a corner;
THENCE S. 17° 20' E. by Lot 11, 120 feet to the place of beginning.
BEING all of Lot 13 as shown on Plan of Record of Rosewood Drive dated July, 1952 by Robinson Engineering, Inc. recorded in Plan Book 183, Plan 119.
Said premises subject to restrictions cited in deed of Meenes Construction Company Corp. to David I. Zuckerman and Annette L. Zuckerman, dated June 17, 1953, and recorded in the Worcester District Registry of Deeds in Book 3511 Pages 29-30, which are still in force and effect.
BEING the same premises conveyed to the Mortgagor by deed dated May 12, 2015 and recorded with said Registry of Deeds prior hereto, Book 53754 Page 60.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
