MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Trisha Dizazzo to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Prospect Mortgage, LLC, its successors and assigns, dated May 20, 2011 and recorded in Plymouth County Registry of Deeds in Book 39951, Page 256 (the “Mortgage”), as affected by a Loan Modification Agreement dated April 17, 2014, and recorded at said Registry of Deeds in Book 44621, Page 87, and further affected by a Loan Modification Agreement dated September 16, 2016, and recorded at said Registry of Deeds in Book 47803, Page 299 of which mortgage Rocket Mortgage, LLC s/b/m Nationstar Mortgage LLC is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as nominee for Prospect Mortgage, LLC, its successors and assigns to Wells Fargo Bank, NA dated February 7, 2014 and recorded at said Registry of Deeds in Book 44062, Page 320, and Assignment from Wells Fargo Bank, N.A. to Nationstar Mortgage LLC dated December 18, 2025 and recorded at said Registry of Deeds in Book 60664, Page 183, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 6 Gary Road, Brockton, MA 02302 will be sold at a Public Auction at 10:00 AM on June 4, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the building thereon situated on the corner of Boundary Avenue and Gary Road, Brockton, Plymouth Couth, Massachusetts, and being shown as Lot 3048 on a plan entitled "Brookfield Heights, Section III at Brockton, Mass." dated October 30, 1958, owned by Braintree Homes, Inc. Bradford Saivetz, C. E., duly recorded with Plymouth Registry of Deeds as Plan No. 69 of 1959 of which plan reference is hereby made for a more particular description.
Containing 11,340 square feet of land.
This conveyance is made subject to a and with the benefit of easement and restrictions of record, if any, insofar as now in force and applicable.
Excepting and excluding from this conveyance the fee in said Boundary Avenue and Gary Road apposite said lot, but there is hereby granted the right to use the streets and any way shown on said plan in common with others lawfully entitled thereto.
For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 39951, Page 254.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
