PUBLIC NOTICE is hereby given that pursuant to a JUDGMENT OF FORECLOSURE entered by the Court in the above-entitled cause on April 29, 2026, the property hereinafter described will be sold to the highest qualified bidder.
(A) The name, address, and telephone number of the person to contact for information regarding the real estate is Brad Kolb, Sterling Federal Bank F.S.B, 815-622-3361.
(B) The common address of the real estate is 301 South East Street, Abingdon, Illinois 61410 & 303 East South Street, Abingdon, Illinois 61410 and its legal description is:
A part of the Northeast Quarter and part of the Northwest Quarter of Section 4, Township 9 North, Range 1 East of the Fourth Principal Meridian, including all of Blocks 1, 5 and 7 and part of Blocks 4 and 6 in Snyder's Fourth Eastern Addition to South Abingdon, and all of Block 2 in Williams Addition to South Abingdon and parts of vacated streets and alleys in said Snyder's Fourth Eastern Addition and said William's Addition, all being in Knox County, Illinois, and more particularly bounded and described as follows: Commencing at the Northwest corner of Block 1 in the Sanitary Factory Addition to the City of Abingdon, Knox County, Illinois, as the point of beginning of the tract to be described, said point of beginning also being on the Easterly right-of-way line of Burlington Northern Railroad; thence South 89°38'37" West along the North line of said Lot 3 a distance of 115.75 feet to the Northwest corner of said Lot 3; thence South 00°00'23" East along the West line of Lots 3, 2, and 1 in said Rolling Meadows a distance of 194.50 feet to the Southwest corner of said Lot 1, said point also being on the North line of Block 1 in the Sanitary Factory Addition, thence South 89°38'37" West along the North line of said Block 1 in the said Sanitary Factory Addition a distance of 342.51 feet to the point of beginning, as per Plat thereof recorded in Volume 24 of Plats, page 30.
(C) The real estate consists of a commercial trailer park.
(D) The time and place of the sale are as follows: 1:00 p.m. on June 18, 2026 at 200 South Cherry Street, Galesburg, Illinois 61401.
(E) The terms of the sale are 100 percent of the purchase price at the time of the auction sale. All payments shall be by CASH, BANK DRAFT, or CERTIFIED FUNDS. Any sale is subject to Court approval. Any specific restrictions on property or title will be announced day of sale. ANNOUNCEMENTS DAY OF SALE TAKE PRECEDENCE OVER ANY PRINTED MATERIAL.
(F) The case title, case number and the court in which the foreclosure was filed are specified above.
(G) The sale shall be subject to all easements, covenants, restrictions and reservations of record, taxes for the year 2024 and all subsequent years.
