vs.
SHAUN KEENAN and DOE SPOUSE KEENAN; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 6th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 3rd day of December, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $24,949.06; Pre-judgment interest for Park Central -- $293.22; Pre-judgment interest for Augusta Ranch -- $129.60; Remaining 2026 assessments for Park Central -- $2,028.00; Remaining 2026 assessments for Augusta Ranch -- $558.00; Late charges for Augusta Ranch -- $30.00; Interest accrued on judgment through January 29, 2026 for Park Central -- $270.93; Interest accrued on judgment through January 29, 2026 for Augusta Ranch -- $256.93; Supplemental attorney fees and costs pending Court approval -- $1,992.36; Less credits or payments applied – ($10,780.22); Total judgment balance as of February 10, 2026 -- $19,727.88.
Regarding Plaintiff Park Central at Augusta Ranch Owners’ Association, interest will continue to accrue at the rate of $1.81 per diem from February 11, 2026, plus monthly late charges commencing February 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $2,028.00.
Regarding Plaintiff Augusta Ranch Community Master Association, interest will continue to accrue at the rate of $0.80 per diem from February 11, 2026, plus quarterly late charges of $15.00 commencing May 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $558.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
UNIT 1145, AMENDED RE-PLAT OF PARK CENTRAL AT AUGUSTA RANCH CONDOMINIUM, ACCORDING TO DECLARATION OF CONDOMINIUM RECORDED IN DOCUMENT NO. 2002-1155693 AND AMENDMENT RECORDED IN DOCUMENT NO. 2002-1155793, AND PLAT RECORDED IN BOOK 610 OF MAPS, PAGE 33, RECORDS OF MARICOPA COUNTY, ARIZONA;
TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS AS SET FORTH IN SAID DECLARATION.
EXCEPT ALL MINERAL RIGHTS, OIL, GAS, HYDROCARBON AND SIMILAR RIGHTS, GEOTHERMAL AND STEAM POWER BELOW A DEPTH OF 500 FEET BELOW THE SURFACE AS RESERVED IN INSTRUMENT RECORDED IN DOCKET 13675, RECORDS OF 812 COUNTY, ARIZONA.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 4th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
