NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 6 Nicholas Avenue, Plymouth, MA 02360
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Heather Cousens and Charles P Markol III to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guaranteed Rate, Inc., and now held by Carrington Mortgage Services, LLC, said mortgage dated November 21, 2022 and recorded in the Plymouth County Registry of Deeds in Book 57438, Page 18, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guaranteed Rate, Inc. to Carrington Mortgage Services, LLC by assignment dated February 19, 2024 and recorded with said Registry of Deeds in Book 58677, Page 256; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 12, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land together with the buildings thereon, situated in the Town of Plymouth, County of Plymouth and Commonwealth of Massachusetts being shown as Lot #79 on a plan entitled: "West Wind Shores, Plymouth Massachusetts," dated February 1, 1963, engineered by Walter E. Rowley & Associates, filed with the Plymouth County Registry of Deeds as Plan No. 175 on March 21, 1963 to the immediate sideline of the way(s) on which the same abut(s) there being specifically excepted from the within conveyance the fee in and to any of the roads, streets, avenues and ways as shown on the hereinbefore referred to plan, notwithstanding the fact that the land conveyed hereby in part abuts thereon, it being the specific intention of the Parkway Acres, Inc. not to convey and there is not conveyed hereby, the free in and to said roads, streets, avenues and ways.
Subject to the restrictions rights and easements referred to in the Deed from Parkway Acres, Inc. to the Leon N. Jutras and Jane L. Jutras and recorded in the Plymouth County Registry of Deeds at Book 3243, Page 640.
Together with the benefit of the right to use the portion of the way adjoining the premises granted hereunder and so much of the other ways as may be necessary for ingress and egress to and from the main public highway and as access to land from any recreation facilities from time to time, or at any time, dedicated by Parkway Acres, Inc. or dedicated for the benefit of Parkway Acres, Inc. its successors, grantees or assigns for private use by the owners lots, shown on said plan, in common with all others lawfully entitled thereto.
The above described premises are conveyed together with the benefit of and subject to all rights of ways, restrictions, easements, and reservations of record if the same are in force and applicable

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
