By virtue and in execution of the Power of Sale contained in a certain mortgage given by Manuel B. Salvador to Bank of America, N.A., and now held by Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as owner trustee for CSMC 2018-RPL6 Trust, said mortgage dated December 13, 2005 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 6140, Page 171, as affected by a Loan Modification dated June 26, 2013 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 8274, Page 75; said mortgage was assigned from Bank of America, N.A. to Nationstar Mortgage, LLC by assignment dated January 6, 2014 and recorded with said Registry of Deeds in Book 8404, Page 184; said mortgage was assigned from Nationstar Mortgage LLC to Wilmington Savings Fund Society, FSB, D/B/A Christiana Trust, as owner trustee on behalf of CSMC 2018-RPL6 Trust by assignment dated December 13, 2018 and recorded with said Registry of Deeds in Book 9667, Page 251; said mortgage was assigned from Wilmington Savings Fund Society, FSB, D/B/A Christiana Trust, as owner trustee on behalf of CSMC 2018-RPL6 Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as owner trustee for CSMC 2018-RPL6 Trust by assignment dated December 23, 2025 and recorded with said Registry of Deeds in Book 11956, Page 10; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 11, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
All that certain property situated in the CITY OF SWANSEA in the county of BRISTOL, and State of MASSACHUSETTS, being described as follows: PARCEL 67-2 and being more fully described in a deed dated 05/04/2001, and recorded 05/08/2001, among the land records of the county and state set forth above, in Deed Book 4007, page 262.
The land in Swansea, Bristol County, Massachusetts, together with the buildings and improvements thereon, bounded and described as follows:
BEGINNING at the northwesterly corner of the lots to be conveyed at the southeasterly corner formed by the intersection of Argyle Road with Cross Road, so-called; thence running easterly by said Cross Road, one hundred forty (140) feet to arcadia road, so- called; thence southerly by said Arcadia Road, ninety (90) feet for a corner; thence westerly, one hundred forty (140) feet to said Argyle Road; thence northerly, ninety (90) feet by said argyle road to the point of BEGINNING; containing about twelve thousand six hundred (12,600) square feet of land and being Lots 235-237 inclusive and Lots 301-303 inclusive as shown on Plan A of Sherman Terrace duly filed in the Fall River District Registry of Deeds in Plan Book 6, Page 34.
Being the same property conveyed to Manuel B. Salvador by deed from Maria F. Reis recorded 05/08/2001 in Deed Book 4007 Page 262, in the Registry of Deeds Plan for Bristol County, Massachusetts.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 4, 2001 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 4007, Page 262.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
