NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 55 Azalea Drive, Unit 55, East Taunton (Taunton), MA 02718
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Steven P Groom to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Camden National Bank, and now held by Rocket Mortgage, LLC s/b/m Nationstar Mortgage LLC, said mortgage dated November 16, 2018 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 24799, Page 232, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Camden National Bank, its successors and assigns to Nationstar Mortgage LLC by assignment dated January 29, 2026 and recorded with said Registry of Deeds in Book 29742, Page 43; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 11, 2026 at 02:00 PM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
Unit 55 of the Lot 13 Rosemont Condominium created by the Master Deed recorded with the Bristol Northern District Registry of Deeds in Book 5231, Page 156 as amended to date, in accordance with the provisions of M.G.L. Chapter 183A, Section 9.
Subject Unit contains the area as shown on Plan recorded at Bristol County Northern District Registry of Deeds in Plan Book 325, Page 30.
The UNIT is conveyed together with an UNDIVIDED PERCENTAGE INTEREST in (a) the common areas and facilities of the Condominium, as described in the Master Deed and (b) in the LOT 13 ROSEMONT CONDOMINIUM TRUST recorded with Bristol County (N.D.) Registry of Deeds in Book 5231, Page 156.
For chain of title see deed recorded November 19, 2018 with the Bristol County Northern District Registry of Deeds in Book 24799, Page 229.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated November 16, 2018 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 24799, Page 229.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
