MORTGAGEE’S NOTICE OF SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by William Ray, Jr. to MetLife Home Loans, a Division of MetLife Bank, N.A., dated May 6, 2011 and recorded with the Plymouth County Registry of Deeds at Book 39921, Page 144, subsequently assigned to Nationstar Mortgage LLC, its successors or assigns by MetLife Home Loans, a Division of MetLife Bank, N.A. by assignment recorded in said Plymouth County Registry of Deeds at Book 41895, Page 278, subsequently assigned to Nationstar Mortgage LLC d/b/a Champion Mortgage Company by Nationstar Mortgage LLC by assignment recorded in said Plymouth County Registry of Deeds at Book 46527, Page 322, subsequently assigned to Mortgage Assets Management, LLC by Nationstar Mortgage LLC d/b/a Champion Mortgage Company by assignment recorded in said Plymouth County Registry of Deeds at Book 56350, Page 132, subsequently assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2025-HB2 by Mortgage Assets Management, LLC by assignment recorded in said Plymouth County Registry of Deeds at Book 60783, Page 157 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 11:00 AM on June 4, 2026 at 24 Wenham Road, Carver, MA, all and singular the premises described in said Mortgage, to wit:
PARCEL ONE: - Carver
Beginning at the southwest corner of land formerly of Ebenezer Shaman on the north side of the road leading from Plymouth to Middleborough between the houses now or formerly owned by Levi Ransom and Eben Sherman; thence NORTH 28 degrees WEST, 137.28 feet by said Sherman's land to a stake and stones; thence SOUTH 62 degrees WEST by parcel two hereinafter described, 104.20 foot to a stake and stones; thence SOUTH 28 degrees EAST, 154.44 foot to the road, thence EAST by said road. 104.28 feet; thence NORTH 28 degrees WEST to bound first mentioned, containing about three-eighths acre, be the same more or less.
PARCEL TWO:
A certain parcel of land situated off the northwesterly side of Wenham Road in said Carver and being more specifically bounded and described as follows:
NORTHWESTERLY by Wenham POND, 125 feet, more or less;
NORTHEASTERLY by land now or formerly of Rose Issenberg, 106 feet, more or less; SOUTHEASTERLY by Parcel One above described, 106 feet, more or less: and SOUTHWESTERLY by land now or formerly of Wayne A. Cardon, Trustee, 98 feet, more or less, SAID Parcel containing 13,600 square feet of land, more or less and being shown as Lot 2 on a certain plan entitled "Plan of three Lots in Carver Lot 2 is to be conveyed by Cora M. Appling to Edward H. Robichaud, Scale 1" = 40', August 28, 1967, R.H, Bent, Surveyor," said plan being recorded with the Plymouth County Registry of Deeds.
Being the same premises conveyed to me by deed dated September 25, 1995 and recorded with the Plymouth County Registry of Deeds in Book 15808, Page 140.

The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of FIVE THOUSAND DOLLARS AND 00 CENTS ($5,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
