Please Take Notice:
That the undersigned has filed an application with the Township of Ocean Zoning Board of Adjustment for the construction of an addition to the existing single-family home and a new inground swimming pool, modification to the existing driveway, rear patio, and walkways. The subject property is an existing non-conforming lot located within the R-2 (Cluster) Zone on a corner lot. Proposed construction requires Zoning/Planning Board approval for the following conditions; Rear Yard Setback (required 40 ft/existing 37.5 ft – house/ 26.4 ft proposed to the new covered terrace), Accessory Structures (New Pool) Front Yard Setback (required 45 ft/ /proposed 14.1ft to pool water), and any and all other variances that may be deemed required by the Planning and Zoning Board and/or the Town Engineer to the above property designated as Block 25, Lot 41 on the Tax Map, which may be within 200 feet of a property owned by you.
Applicant has not identified the need for any additional variances required by this proposal. However, Applicant expressly makes application for any exceptions, waivers, variances and/or other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) as may be determined to be necessary by the Board during the review and processing of the application.
Please Take Further Notice this application is on the Board's calendar and a public hearing has been ordered for May 27th at 7:00 pm. This meeting will be held in the Municipal Building, Deal and Monmouth Roads, Oakhurst NJ at which time you may appear either in person, or by agent, or attorney, and present any and all comments or objections which you may have to the granting of this application.
The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file with the Secretary to the Zoning Board of Adjustment and are available for public inspection at Town Hall, Deal and Monmouth Roads, Oakhurst, New Jersey, weekdays during normal business hours.
