NOTICE OF DECISION
On May 14, 2026, the City of Elizabeth Zoning Board of Adjustment (the "Zoning Board") adopted a Resolution granting applicant, Alleghany East Conference of Seventh-day Adventists (the "Applicant"), Preliminary and Final Site Plan Approval, D(1) Use Variance and Bulk "C" Variances for the property located at 1203 E. Broad Street, Elizabeth, New Jersey, further identified as Block 293 Lots 5 and 6 on the Tax Maps of the City of Elizabeth (the "Property" or "Site")
The Zoning Board approved the application to consolidate lots 5 and 6, demolish the current structure located on lot 6, and replace it with a new church building. The religious use is not permitted in the C-2 Zone so the D(1) use variance was required.
Additionally, the Zoning Board approved the following variances:
Minimum Front Yard Setback: Required, 74 ft; Approved, 5.5 ft
Minimum Side Yard Setback: Required, 13.83 ft; Approved, 5.08 ft
Minimum Rear Yard Setback: Required, 25 ft; Approved, 3.08 ft
Impervious Lot Coverage: Permitted, 75%; Approved, 83%
Minimum Landscaping for Parking Areas: Required, 20%; Approved, 6.9%
Minimum Parking Spaces: Required, 96 spaces; Approved, 22 spaces.
A copy of the Resolution and Application will be available for public inspection on the City of Elizabeth's website at www.elizabethnj.org or may be inspected at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, 50 Winfield Scott Plaza, Elizabeth, NJ, during that Office's normal business hours.
