PLEASE TAKE NOTICE that on June 4, 2026 at 7:00 p.m. the Zoning Board of Adjustment of the Township of Manalapan will hold a hearing on the application of Wicker Place Investments, LLC. The hearing will be held at the Township of Manalapan, 120 Route 522, Manalapan, New Jersey. The premises which are the subject of this application are located on 2 Sanford Street, Manalapan, New Jersey. Said premises are also known as Block 40, Lot 5.
The applicant is seeking Use Variance approval to finish a 1,658 s.f. basement with a bedroom, full bath, family room and laundry room. Residential dwellings are not permitted in the LB zone and therefore a use variance is required under NJSA 40:55D-70d(1) and 40:55D-70d(2). A variance is also required for minimum gross floor area of 3,482 s.f. where 5,000 s.f. is required. In addition, existing conditions variances are required for minimum lot area, minimum lot frontage, minimum lot depth, minimum principal building setbacks, minimum improvable lot area and minimum improvable lot diameter.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and are available for public inspection during normal business hours at the Township of Manalapan, 120 Route 522, Manalapan, New Jersey. Any interested party may appear at the aforesaid hearing, either in person or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
