NOTICE OF SUBSTITUTE TRUSTEE’S SALE

COUNTY OF 1ST DISTRICT HINDS
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 8, 2023, executed by T CAPITAL GROUP, LLC conveying certain real property therein described for LIMA ONE CAPITAL, LLC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded August 10, 2023, in Book 7296, Page 7408; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Wilmington Trust, N.A., not in its individual capacity, but solely as trustee of MFRA Trust 2014-2; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 23, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
Situated in Lots 20 and 21, M. D. KIMBALL'S SUBDIVISION, as now recorded in Plat Book B at Page 8 of the Chancery Records of Hinds County, Mississippi, and being more particularly described as follows: Commence at the intersection of the West R.O.W. line of Rose Street with the North R.O.W. line of Central Street, as both were laid out and then in use on the 26th day of April, 1978, and run Westerly, along the North R.O.W. line of Central Street, 298.93 feet to an iron bar marking the point of beginning for the property herein described; continue Westerly, along the North R.O.W. line of Central Street, 68.0 feet to an iron bar; turn thence through an interior angle of 91° 50" and run Northerly, 235.4 feet to an iron bar on the Con South boundary of the Jackson Municipal School property; run thence Easterly, along the Southern boundary of the said School property, 36.4 feet to an iron bar; run thence Southerly, along a West boundary of said School property, 83.2 feet to an iron bar; run thence Easterly, along the Southern boundary of the said School property, 33.6 feet to an iron bar; run thence Southerly, 152.0 feet to the point of beginning. TRACT 4: Lot 1, Garden Park Terrace, Part 7, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 22 at Page 45, reference to which is hereby made in aid of and as a part of this description. PROPERTY ADDRESS: The street address of the property is believed to be 214 SEWANEE DRIVE, JACKSON, MS 39209; 1026-1028(AB) CENTRAL STREET, JACKSON, MS 39203; 2155 FLOWERS DRIVE, JACKSON, MS 39204. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
