PLANNING AND ZONING COMMISSION
PUBLIC HEARING
SPRAGUE, CT
Sprague Planning and Zoning Commission will hold public hearings on Wednesday, June 3, 2026 in Sprague Town Hall, 1 Main Street, Baltic, CT 06330 at 6:00 p.m. for the following items:
1. PZ-26-2: Amend the ZONING MAP by adding Conservation and Traffic Mitigation Overlay Districts that encompass all parcels located in the Baltic Economic Development Zone, Baltic Village Zone, and Versailles Village Zone and provide minimum parking standards.
2. PZ26-3: Amend the ZONING REGULATIONS by adding that soil erosion and sediment control plans must conform to the 2024 Connecticut Guidelines for Soil Erosion and Sediment Control, as amended, to Sections 2.1.52, 3.9, and 13.4; adding Conservation and Traffic Mitigation Overlay Districts to all parcels located in the Baltic Economic Development Zone, Baltic Village Zone, and Versailles Village Zone to Section 4.1.9 to allow onsite parking standards; adding the allowance of middle housing defined as 2-9 dwelling unit development by site plan approval to Sections 9A.2.7, 9B.2.11, and 9D.2.11; eliminating Section 11.10 Conversion of Residences in its entirety; amending Section 12.12.2 by allowing up to 9 dwelling units in the Baltic Village Zone and Versailles Village Zone; and amending Section 14.5.1 by eliminating requirement for visitor parking.
Interested persons may attend and be heard and written communication received prior to or at the June 3, 2026, 6:00 p.m. public hearings. Copies of the Zoning Map and Zoning Regulation text amendments are available for review in the Sprague Town Clerk and Land Use Offices, Sprague Town Hall, 1 Main Street, Baltic, CT 06330 and at www.ctsprague.org.
