JACOB J. CRANSTON and JANE DOE CRANSTON, husband and wife; JP MORGAN CHASE BANK, N.A.; CAPITAL ONE BANK (USA), N.A.; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 27th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 29th day of September, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Jacob J. Cranston, as follows:
The amount of the Judgment was $7,337.37 plus interest on the unpaid balance at the rate of 10.00%, per annum from the date of Judgment; Interest accrues at the rate of $2.01 per day as to the total judgment (principal and the attorneys’ fees and costs). As of January 31, 2026, which represents 124 days since entry of judgment, total interest accrued is $249.24; Post Judgment attorneys’ fees and costs incurred to date total $2,835.60; and Unpaid Assessment imposed post Judgment total $385.00 and accrue annually; Unpaid late fees on assessments incurred post Judgment total $0.00; Taking into consideration payments made subsequent to the entry of Judgment in the total amount of $0.00 to date, costs to date, accrued interest to date, and further unpaid assessments, the total amount due on that Judgment is $10,807.21, plus accruing interest, assessments, late charges, attorneys’ fees and costs, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
UNIT 330 OF MERIDIAN CONDOMINIUMS, A CONDOMINIUM AS CREATED BY THAT CERTAIN DECLARATION RECORDED OCTOBER 02, 2001 AS 2001-0916396; FIRST AMENDMENT RECORDED AS 2001-1088827; SECOND AMENDMENT RECORDED AS 2006-0518183, ALL OF OFFICIAL RECORDS AND AS SHOWN ON THE PLAT OF SAID CONDOMINIUM RECORDED OCTOBER 02, 2001 AS BOOK 574 OF MAPS, PAGE 26 IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA.
AKA: 5104 N. 32nd St., Unit 330 Phoenix, AZ 85016.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 11th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
