EXECUTION AND ORDER OF SALE

IN AND FOR THE COUNTY

LAVEEN MEADOWS HOMEOWNERS' ASSOCIATION, INC., an Arizona non-profit corporation, Plaintiff(s),
vs.
LUIS GERARDO GALVEZ and DOE SPOUSE GALVEZ; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 27th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 12th day of January, 2026 the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $11,779.86; Pre-judgment interest -- $126.84; 2026 assessment -- $897.60; Late charges -- $45.00; Interest accrued on judgment through March 5, 2026 -- $154.95; Supplemental attorney fees and costs pending Court approval -- $1,676.71, Less credits or payments applied -- ($0.00); Total judgment balance as of March 5, 2026 -- $14,680.96.
Interest will continue to accrue at the rate of $2.97 per diem from March 6, 2026, plus Monthly late charges commencing March 17, 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $897.60, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 65, of LAVEEN MEADOWS – PARCEL 14, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 966 of Maps, Page 26.
AKA: 6823 West Harwell Road, Laveen, Arizona 85339.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 11th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
