NOTICE OF SALE OF REAL PROPERTY AT PRIVATE SALE
NOTICE IS HEREBY GIVEN that, subject to confirmation by this court, on June 24, 2026, at 8:30am, or thereafter within time allowed by law, Partick Withrow, Public Administrator, as administrator of the above-named decedent, will set at private sale to the highest and best net bidder on the terms and conditions stated below all right, title, and interest of the decedent at the time of death all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property located in San Joaquin County, California.
These properties are commonly referred to as 3243 and 3251 Anne Street, Stocktonn California 95206, APN 177-190-24 and 177-190-23, and are more fully described as follows:
Real property in the city of Stockton, County of San Joaquin, State of California described as follows:
1) Lot twenty-one (21) in block 12 of Tract No.247, Subdivisions of San Joaquin County, SHARPS LANE VILLAS UNIT NO. 2, According to the Official Map filed April 7, 1950, in book 13 of Maps at page 61,Official Records of San Joaquin County. APN: 177-190-24.
2) Lot twenty-two (22) in block 12 of Tract No. 247, Subdivisions of San Joaquin County, SHARPS LANE VILLAS UNIT NO. 3, According to the Official Map filed April 7, 1950, in book 13 of Maps at page 61, Official Records of San Joaquin County. APN: 177-190-23
EXCEPT THEREFROM ALL OIL, GAS, MINERALS AND OTHER HYDROCARBON SUBSTANCES LYING BELOW A DEPTH OF 500 FEET BENETH THE SURFACE OF SAID LAND WITHOUT THE RIGHT OF ENTRY.
Commonly known as 3243 and 3251 Anne Street, Stockton California 95206 APN 177-190-24 and 177-190-23.
The properties will be sold subject to current taxes, covenants, conditions, restrictions, reservations, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price.
Bids or offers are invited for this property and must be in writing and can be mailed to the office of The San Joaquin County Public Administrator, at 7000 Michael Canlis Blvd, French Camp, California 95231, or delivered to San Joaquin County Public Administrator personally, at 400 E Main St. 7th floor Stockton California 95202, at any time after first publication of this notice and before any sale is made.
Sale will be made on June 24, 2026 to the person making the highest and best offer for the property.
The terms and conditions of sale are:
All cash to be paid in lawful money of The United States. Ten percent of the purchase price to be paid on confirmation of sale by the Court and the balance to be paid at the close of escrow; taxes, rents, operating and maintenance expenses, and premiums on insurance, acceptable to the purchaser shall be prorated as of the close of escrow.
Said property herein described is to be sold in "AS IS" condition, that Administrator does not warrant or guarantee the conditions, structures, or appurtenances, including, but not limited to, the following: the zoning of said property; the condition or existence of water wells, well pumps, septic lines, sewer systems, fencing, smoke detectors, electrical systems, appliances, asbestos-free and safety conditions, the availability of gas, water, electricity or sewer services; any structural, pest, or other reports and estimates provided by third parties. BUYER shall be responsible to determine and comply with all building and health department requirements of the city or county. All cooperating brokers, including a broker procuring a successful overbid in court by a buyer, if any, agree to accept compensation in the amount specified in the Multiple Listing Service in lieu of the compensation provided by Probate Code §§ 10160 et seq.
The current bid for the property is the sum of $375,000.00. The minimum overbid that will be accepted is the sum of $394,250.00. The administrator reserves the right to reject any bid that is less than $394,250.00. The administrator reserves the right to reject any and all bids prior to entry of an order confirming the sale.
All sales are subject to confirmation of the San Joaquin County Superior Court, and no sale may be consummated, and no deed may be recorded and delivered to purchaser until court confirmation has been acquired by the administrator.
