By virtue of and in obedience to a Writ of SEIZURE AND SALE directed to me by the Honorable 17th JUDICIAL DISTRICT COURT in and for the PARISH OF LAFOURCHE, State of Louisiana, dated: 01/13/26, in the above entitled and numbered cause, I shall proceed to sell at online auction on 06/24/26, beginning at 9:00 a.m., and bids may be entered on the platform having the following electronic address: www.bid4assests/LPSOSheriff to the last and highest bidder for cash, the following described property, to wit:
Property will be sold in as is condition.

ONE CERTAIN LOT OR PARCEL OF GROUND, together with all of the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in the. Parish of Lafourche, State of Louisiana, about fourteen (14) miles below the City of Thibodaux, more fully shown as LOT NO. NINE (9) of BLOCK FOUR (4) on a survey plat of RICHOUX-ARCEMENT SUBDIVISION located in Raceland, Louisiana, dated July 12, 1957, made by George Bergeron Jr., Surveyor, a copy of said survey plat having been filed with the Clerk of Court at Thibodaux, Louisiana, on August 3, 1957, under Entry Number 15251 of the Conveyance Records of the Parish of Lafourche, State of Louisiana, to which plat reference is hereby made to the same extent as if the said plat were hereto annexed and made part hereof. Said Lot No. (9) of Block Four (4) measures sixty (60) feet in width fronting St. Phillip Street by a depth between equal and parallel lines of Seventy-Six (76') feet.

Being the same property acquired by Angelic Management Services, LLC on September 19, 2019 from Bayview Loan Servicing, LLC, recorded in COB 2149 page 43 in the records of Lafourche Parish,

Together with any and all present and future buildings, constructions, component parts, improvements, attachments, appurtenances, fixtures, rights, ways, privileges, advantages, batture, and batture rights, servitudes and easements of every type and description, now and/or in the future relating to the Property, and any and all items and fixtures attached to and/or forming integral or component parts of the Property, in accordance with the Louisiana Civil. Code.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of $117329.59 DOLLARS, along with interest and attorney’s fees and all other costs including my own costs and charges.
