NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 30, 2019, executed by MICHAEL MADISON TAYLOR , JR. and ELIZABETH MARY TAYLOR conveying certain real property therein described to TERRY L CAVES, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ACTING SOLELY AS NOMINEE FOR THE FIRST - A NATIONAL BANKING ASSOCIATION, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Madison County, Mississippi filed and recorded August 30, 2019, in Book 3759, Page 868; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to CITIZENS BANK NA f/k/a RBS CITIZENS NA; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 25, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the East Front Door of the Madison County Courthouse, 229 N. Union Street, Canton, MS 39046 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Madison County, Mississippi, to wit:
LOT 23 OF WOODS CROSSING, A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF MADISON COUNTY AT CANTON, MISSISSIPPI, IN PLAT BOOK/CABINET E AT PAGE/SLIDE/SLOT 1 THEREOF, REFERENCE TO WHICH IS MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
PROPERTY ADDRESS: The street address of the property is believed to be 120 WOODS CROSSING BLVD, MADISON, MS 39110. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
