NOTICE OF TRUSTEE'S SALE
WHEREAS, MICHAEL J. MARTINKUS and GENEVA MARTINKUS, Trustees of THE MARTINKUS LIVING TRUST, dated April 6, 1999, as to an undivided 40% interest, and EQUITY TRUST COMPANY CUSTODIAN FBO GENEVA MARTINKUS IRA 200425166, as to an undivided 60% interest, are the owners and holders of that certain obligation evidenced by a Nevada Promissory Note dated September 11, 2019, and secured by that certain real property as evidenced by a Deed of Trust executed by JUAN MANUEL GARCIA VEGA, an unmarried man, Trustor, to WESTERN TITLE, Trustee for CANDIDO OLMEDO CERVANTES and ANGELICA MARIA OLMEDO, husband and wife, as joint tenants with right of survivorship, Beneficiary, which Deed of Trust was dated September 11, 2019 and recorded September 12, 2019, as Document No. 602273, Official Records, Lyon County, Nevada; and
WHEREAS, the beneficial interest in said Deed of Trust was assigned to MICHAEL J. MARTINKUS and GENEVA MARTINKUS, Trustees of THE MARTINKUS LIVING TRUST, dated April 6, 1999, as to an undivided 40% interest, and EQUITY TRUST COMPANY CUSTODIAN FBO GENEVA MARTINKUS IRA 200425166, as to an undivided 60% interest, as evidenced by that certain Assignment of Deed of Trust recorded December 3, 2025, as Document No. 702013, Official Records, Lyon County, Nevada; and
WHEREAS, AUTOMATIC FUNDS TRANSFER SERVICES, INC., a Washington corporation, dba ALLIED TRUSTEE SERVICES, was substituted as Trustee under said Deed of Trust in the place and stead of WESTERN TITLE, by document recorded February 11, 2026, as Document No. 704424, Official Records, Lyon County, Nevada; and
WHEREAS, default has been made by said Trustor in the payment of the debt evidenced by the Promissory Note for which said Deed of Trust is security, and the said MICHAEL J. MARTINKUS and GENEVA MARTINKUS, Trustees of THE MARTINKUS LIVING TRUST, dated April 6, 1999, and EQUITY TRUST COMPANY CUSTODIAN FBO GENEVA MARTINKUS IRA 200425166, did cause Notice of Default and Election To Sell under said Deed of Trust to be recorded on February 11, 2026, as Document No. 704425, Official Records, Lyon County, Nevada; and
WHEREAS, MICHAEL J. MARTINKUS and GENEVA MARTINKUS, Trustees of THE MARTINKUS LIVING TRUST, dated April 6, 1999, and EQUITY TRUST COMPANY CUSTODIAN FBO GENEVA MARTINKUS IRA 200425166, have made demand upon said Trustee that said Trustee proceed to sell the land and premises described in said Deed of Trust;
NOW, THEREFORE, pursuant to said demand, and in accordance with the terms and under the authority of said Deed of Trust, said AUTOMATIC FUNDS TRANSFER SERVICES, dba ALLIED TRUSTEE SERVICES, as such Trustee, does hereby give notice that on the 26th day of June, 2026, at the hour of 11:00 o'clock A.M. on said day, at the front entrance to the Lyon County Courthouse, located at 31 S. Main Street, in Yerington, Nevada, said Trustee will sell at public auction to the highest bidder, for current lawful money of the United States of America, all that certain real property situate in the County of Lyon, State of Nevada, that is described as follows:
Lots 5 and 6, Block 25, as shown on the Official Map of Townsite of Mason, recoded in the Official Records of Lyon County, Nevada on July 25, 1974, as Document No. 19404.
Together with that portion of the East/West alley as conveyed by Deed, Document No. 61937.
TOGETHER WITH the improvements thereon, and all and singular the tenements, hereditaments and appurtenances thereunto belonging or appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof.
The property address is purported to be 421 First Avenue, Yerington, Nevada. The current outstanding principal balance is approximately $44,308.88, which is owed together with interest, late charges, advances, interest on advances, foreclosure fees and costs, and other expenses or costs not herein disclosed. The opening bid amount may be more or less than the outstanding principal balance as indicated.
