BY VIRTUE OF AN ORDER OF SALE to me directed and issued from the TUSCARAWAS COUNTY COMMON PLEAS COURT and State of Ohio, in the above entitled action, I will offer for sale at Public Auction online at https://tuscarawas.sheriffsaleauction.ohio.gov, on 6/18/26 at 9:00 AM, of said day for not less than 2/3 of the appraised value. If property does not receive a sufficient bid, it shall be offered for sale on 7/2/26 at 9:00 AM with no minimum bid, the following real estate to wit:
Situated in the City of New Philadelphia, County of Tuscarawas and the State of Ohio:
Being part of Lot 33 in the Sargent’s Northern Addition to the City of New Philadelphia as recorded in Plat Book 2 at Page 40 of the Tuscarawas County Plat Records, said Lot now known as Lot 1139 and conveyed to Matthew D. and Susan R. Ford as recorded in Volume 649 at Page 806 of the Tuscarawas County Deed Records, Auditor’s Parcel No. 43-01955.000 and being more fully described as follows:
Beginning at an iron pin (set) at the southwest corner of Lot 1139, the southwest corner of the above mentioned Ford’s tract and on the east line of Third Street, N.W.:
Thence from said beginning and with the west line of said Lot 1139 and the east line of said third Street, N.W. N 12° 08’ 00” E, 40.00 feet to an iron pin (found) on the west line of said Lot 1139, the west line of said Third Street, N.W., the northwest corner of said Ford’s tract and the southwest corner of a tract conveyed to Richard D. & Corinna L. Hurray (Volume 661, Page 173);
Thence with the north line of said Ford’s tract and the south line of Hurray’s tract, S 78° 00’ 00” E, 137.91 feet to an iron pin (found) at the northeast corner of said Ford’s tract, on the south line of said Hurray’s tract and the northwest corner of a tract conveyed to Caroline R & Joanne G. Baker (Volume 664, Page 759);
Thence with the east line of said Ford’s tract and the west line of said Baker’s tract, S 12° 10’ 19” W, 40.00 feet to an iron pin (set) at the southeast corner of said Ford’s tract, the southwest corner of said Baker’s tract and on the south line of said Lot 1139;
Thence with the south line of said Ford’s tract and the south line of said Lot 1139, N 78° 00’ 00” W, 137.88 feet to the Place of Beginning containing 0.1266 of an acre (5,516 square feet), more or less, but subject to all legal highways, easements, reservations and restriction of record.
Bearings are oriented to the north line of a tract conveyed to Caroline R. & Joanne G. Baker as recorded in Volume 664 at Page 759.
All iron pins set are 30’ x ¾” round steel bars with plastic caps stamped “D A Bower 5753.”
