ALL THAT CERTAIN tract or piece of land situate in the Township of Middle Smithfield, County of Monroe, and Commonwealth of Pennsylvania, more particularly described as follows:
BEGINNING at an iron pipe on the northeasterly side of a right of way forty feet in width leading southeasterly into lands of the grantors from Legislative Route 45015, the public road leading northwest from U.S. Route 209 to Legislative Route 45014, said pipe being also the most southerly corner of lands of Robert Decker; thence along the northeast side of the said right of way (Bearings from a former Meridian) South twenty-two degrees thirty-three minutes East seventy-four and seventy-two one hundredths feet to an iron pin; thence by the same South sixty-seven degrees twenty-seven minutes West one hundred fifty-six and sixty-six one hundredths feet to an iron pin; thence by lands of the grantors, of which this tract was formerly a part, South twenty-seven degrees four minutes fifty seconds East two hundred seventy-five and twelve one hundredths feet to an iron pipe on line of lands of Eugene S. Mosier; thence by lands of the said Eugene S. Mosier the following seven (7) courses and distances: 1. North sixty-five degrees fifty minutes East twenty-seven and ninety-nine one hundredths feet to a stone corner; 2. North fifty-seven degrees fifty-minutes East one hundred twenty-right and forty one hundredths feet to a stone corner; 3. North seventy-two degrees twenty minutes East one hundred twenty-two feet to a hole drilled into a stone on a stone row; 4. South eighty one degrees twenty-five minutes East forty-two feet to a point on a stone row; 5. South seventy-three degrees forty minutes East sixty-two and fifty one hundredths feet to a point on a stone row; 6 South sixty-five degrees ten minutes East fifty-five and thirty one hundredths feet to a point on a stone row; 7. North forty-six- degrees thirty-nine minutes East thirty and ninety-five one hundredths feet to a corner on a stone row; thence by lands of Pocono All Start Sports Resort North twenty-seven degrees fifty-two minutes forty seconds West two hundred twenty-six and eighty-eight one hundredths feet to a pipe; thence by lands of Arthur J. Heinig North twenty-seven degrees fifty-five minutes West two hundred two and seventy-nine one hundredths feet to a pipe; thence by lands of the aforesaid Robert W. Decker South sixty-seven degrees twenty-seven minutes West two hundred fifty-two and eleven one hundredths feet to the place of BEGINNING. CONTAINING three and one hundred twenty-nine one thousandths (3.129) acres, more or less.
Excepting and Reserving, thereout and therefrom the above described parcel, the following:

Hening South twenty-seven degrees fifty-five minutes East two hundred and seventy-nine one hundredths feet to a pipe; thence by lands of Pocono All Start Sports Resort South twenty-seven degrees fifty-two minutes forty seconds East thirty and fifty-one one hundredths feet to a point; thence by lands of the grantors, of which this tract was formerly a part, South sixty-two degrees seven minutes twenty seconds West one hundred eighty and ninety one hundredths feet to a point; thence by the same North fifty degrees forty-nine minutes thirty seconds West one hundred ninety-seven and ninety-eight one hundredths feet to the place of BEGINNING.
CONTAINING one and two hundred eighty-six one thousandths (1.286) acres, more or less.
TOGETHER with the right of the grantees, their heirs and assigns, in common with the right of the grantors, their heirs and assigns, to ingress, egress and regress to and from the aforesaid Legislative Route 45015, on, over along and across a right of way forty feet in width, the center line of which is described as follows, to-wit:
BEGINNING at a point in or near the middle of the said Legislative Route 45015; thence over, through and across lands of the grantors, parallel to and at a uniform distance of twenty feet southwesterly from the southwesterly line of lands of George S. De Witt and the southwesterly line of lands of the afore-said Robert W. Decker, South twenty-two degrees thirty-three minutes East Five hundred eighty-seven and sixty-seven one hundredths feet to a point, from which the BEGINNING point of the hereinabove described tract bears North sixty-seven-degrees twenty-seven minutes East distant twenty-feet; thence by the same, parallel to and at a uniform distance of twenty feet southwesterly from the first line of the hereinabove described tract South twenty-two degrees thirty-three minutes East fifty-four and seventy-two one hundredths feet to a point, from which point the second corner of the hereinabove described tract bears South sixty-seven degrees thirty-three minutes East distant twenty-eight and twenty-eight one hundredths feet; thence by the same, parallel to and at a uniform distance of twenty feet northwesterly from the second line of the said hereinabove described tract, South sixty-seven degrees twenty-seven minutes West one hundred thirty-eight and twenty-four one hundredths feet to a point, and from which point the third corner of the hereinabove described tract bears South twenty-seven degrees four minutes fifty seconds East distant twenty and six one hundredths feet.
